4th Quarter 2021 Sales Leaders

Green Team Realty has announced its 4th Quarter 2021 Sales Leaders. Tiffany Megna is the Green Team New York Realty 4th Quarter 2021 Sales Leader. Rounding out the top three are Dean Diltz and Jennifer DiCostanzo. Keren Gonen of Green Team New Jersey Realty is once again Quarterly Sales Leader, Rounding out the top three are Kristi Anderson and the team of Charles Nagy and Ted Van Laar.
Tiffany Megna, Green Team New York Realty
Tiffany is most often described by clients as honest and passionate. She combines that passion with her tenacity, and work ethic to benefit her clients. . Tiffany has sold homes in all price ranges. For instance, she’s sold starter homes and high-dollar estate properties to condominiums and investment properties. Most importantly, as a Realtor, her first priority is to make her clients happy. She listens to her client’s wants and needs to achieve the best outcome in every transaction. And, she strives to ensure that the buying or selling process is fun, easy, and stress-free. In 2021, Tiffany earned a spot in Top Agent Magazine for her stellar example of being a prominent leader in real estate. Furthermore, Tiffany achieved Green Team’s Platinum Award, for $10 to $15 million in sales volume for 2021.

Keren Gonen, Green Team New Jersey Realty
Born in Israel, Keren moved to the USA in her early teens. She has a true passion for living a balanced life and helping others. For instance, she has been a foster parent for animal rescues. Furthermore, she volunteers for different charities. Keren firmly believes your location directly affects your happiness and enjoyment of life. She also believes that moving should not be looked at as an obstacle but as a new adventure. And, because of this belief, Keren enjoys assisting others in buying or selling their home. Thus, she helps them to achieve the type of lifestyle they desire and require to lead a balanced and happy life.
This is the 7th consecutive quarterly sales leader award for Keren Gonen. Not surprisingly, Keren is the first to obtain Green Team’s newly created Sapphire Award for $20 to $30 million in sales volume. When asked about how she had accomplished this, she replied:
“I truly care about my clients and their well-being. That’s why they keep coming back and giving me referrals. I treat buyers and sellers the way I would want to be treated. And, it’s also because I believe in hard work. Of course, I couldn’t accomplish all this without a great support system at home. My partner and my sons are fabulous, helping out any way they can.”

Green Team Supports Its Community

Being local real estate professionals means that we are your neighbors, friends, and family. Of course, Green Team believes in providing the best service to our clients. However, we also believe in being of service. As such, Green Team sales associates support their communities in many ways. We asked Green Team agents about what they do within their communities. Here is what some of them are doing:
Fundraising
Keren Gonen, GTNJR, raises money for Team Up for Hope, and for NAMI Sussex and NAMI Orange Counties. In addition, she participates in NAMI Walks. Alison Miller, GTNJR, fundraises for Vernon Township SCA (School & Community Association). Also, she participates in the annual Vernon 5k, dedicated to one person or family. In addition, Kristi Anderson is involved with the fundraising efforts of the Vernon Chamber of Commerce.
Vikki Garby, NTNYR, fundraised and organized meals for hospital workers during early COVID days. Carol Buchanan serves as Warwick Lion Club‘s Chairperson to raise funds for Thanksgiving and Christmas Gift Baskets. Furthermore, Carol is involved with their 5K Labor Day Race, Salvation Army Bell Ringing, and Food pantry donations. Terry Gavan helps raise funds for Winslow Therapeutic Riding Center.

Volunteering – From Schools to Helping Seniors, and more
Green Team New Jersey Realty, Vernon NJ
Keren Gonen was a volunteer at the Vernon Senior Citizen Center (pre-COVID) and volunteers at Upper Passaic Chabad Center. In addition, she joined the Vernon Beautification Committee and Chamber of Commerce. Furthermore, she is a director at the Sussex Board of Realtors. Heidi Hyland serves as the Government Affairs Director for the Sussex County Association of Realtors. Alison Miller, formerly Treasurer of the Vernon Township High School SCA, went on to become President. And, Kristi Anderson volunteers as Director for the Vernon Chamber of Commerce. Furthermore, Kristi is also a sub to deliver lunches to seniors.
Green Team New York Realty, Warwick NY
Vikki Garby and her daughter collect used glasses for the Lion’s Club each month, for people in need. In addition, Vikki is President of the Booster Club for the Warwick Crew Team. Carol Buchanan distributes Meals On Wheels every month to seniors. Terry Gavan volunteers for several programs at St. Stephen’s Church. These include Meals on Wheels, food pantry, and Mary’s Meals 9children in other countries. Additionally, she volunteers to help single mothers with baby supplies, collect clothing for local migrant workers, and meal trains for local cancer patients and their families. Tammy Scotto also volunteers for Meals on Wheels.
Krissy Many has been the President of Burke Catholic 12th Man. As such, she helps organize community service opportunities for the football players to participate in. While limited due to COVID, prior events incljuded: Turn the Town Teal in Goshen; Gshen Food pantry; inspire pajama drive, and more. Erica Grundfast volunteers for the WVMS as an Event Chair and Board Member. Additionally, Erica is a Religious Education Catechist teaching at St. Stephen’s Church since 2006. Rebecca Hundley volunteers at the Warwick Valley Humane Society. Although timed out due to the pandemic, Edward Sattler volunteered as a church vocalist and for the Saturday Community Breakfast.
Toni Kreusch volunteers at Stand Up for Parks, helping clean trails, etc., and has also volunteered at Habitat for Humanity. Dean Diltz volunteers as a coach for the Warwick Track Club and as occasional meet manager for WVHS Cross Country and Outdoor Track. In addition, he does food delivery as a driver for BackPack Snack Attack. He is also a volunteer for many events at St. Stephen’s Church. Tom Folino volunteers as Director of WVHS Boys Basketball Hall of Fame, and at the Warwick Boys’ Basketball Camp.
Citizen of the Year Awards
Every year at our Annual Awards Ceremony, a sales agent from each office is awarded Citizen of the Year. Recipients of this award have made outstanding contributions to our local communities. As many of the sales associates in each office are very involved in the community, the decision is a difficult one. However, in the end, there were two very deserving individuals who received this award for 2020. And in keeping with Green Team’s core values of volunteerism and support of local charities, Geoff Green donated a total of $500 to the charities chosen by each recipient.
Carol Buchanan, Citizen of the Year for Green Team New York Realty, selected Warwick Area Migrant Committee and the Warwick Valley Humane Society. Alison Miller, the recipient of the Citizen of the Year Award for Green Team New Jersey Realty, selected the Vernon Valley High School SCA. Furthermore, Alison specified that the donation is for the Senior Scholarship Awards.
Team Up for Hope
Moreover, in 2020 Geoff Green and Amy Green created Team Up for Hope, a non-profit organization that supports local nonprofit organizations at the forefront of mental health, drug use, and suicide prevention. We are an all-volunteer organization comprised of Green Team sales associates and staff members. Sponsorship money is donated to NAMI Orange County, NY, and NAMI Sussex County, NJ, as well as to other local non-profit organizations. Recipients to date include local artist and mental health advocate, Dan McQuade, Center for Evaluation and Counseling, Family Partners of Morris & Sussex County, the American Foundation for Suicide Prevention, Wounded Warriors, and Project Healthy Minds. Since November of 2020, Team Up for Hope has donated over $13,000 total to these organizations.
In addition, Team Up for Hope produces webinars that address mental health, drug use, suicide, and suicide prevention. We bring together local experts to talk about related issues, including the impact of the pandemic. The organization believes that by talking about the issues and bringing them out into the open, we can start breaking the stigma and ending the silence.
Team Up for Hope welcomes individuals and businesses to become sponsors. Donations are tax-deductible as allowed by law.

Agent Spotlight Thomas Folino
A little about Tom…
From a young age, Tom combined his love for community and sports by coaching teams in Little League Baseball, the Youth Recreation Soccer program, and the Youth Basketball League. For the past 14 years, Tom has run a summer basketball camp. In addition, he was the founder and director of the Warwick AAU Basketball program. It is also no surprise that Tom chose to teach in the Warwick Valley Central School District, where he was highly respected as both a teacher and coach. He was the Boys Varsity Basketball Head Coach for 20 years, and the Boys Varsity Golf Head Coach.
Tom’s interest in real estate came from his own personal experiences. When buying and selling his own homes throughout the years, Tom found that he actually enjoyed the process – from obtaining financing to negotiating the best deals, and everything else involved! After retiring from teaching, Tom decided to pursue real estate full time, motivated by a desire to help people sell their houses and find homes they’d love within this community he knows so well. From his long and distinguished career in Education, he brings the same enthusiasm, dedication, and professionalism to his real estate career. His main goal is to place his clients’ needs and desires first. And his first-hand knowledge of the importance of a quality school system to a community, as well as his knowledge of Warwick and its many neighborhoods and villages, are definite assets.

3rd Quarter 2021 Sales Leaders
Green Team Realty has announced its 3rd Quarter Sales Leaders. Jennifer DiCostanzo is the 3rd Quarter 2021 sales leader for Green Team New York Realty. Kim Lasalandra was in second place, followed by Nikki Grzegorzewski. Keren Gonen is the 3rd Quarter Sales Leader for Green Team New Jersey Realty. Kristi Anderson was in second place, followed by Alison Miller.
Jennifer DiCostanzo and Keren Gonen are no strangers to achieving quarterly and yearly sales leader status.
Jennifer DiCostanzo
Jen has been the yearly sales leader every year since joining Green Team New York Realty in 2016. In addition, she became the first Green Team Agent to receive the MVP award. In fact, Jen has achieved MVP status 3 times to date. However, she surpassed even these achievements, with a sales volume for the 3rd Quarter with over 10 Million dollars Therefore, It’s not surprising that Jen was among the top 1% of selling agents in Orange County for 2020.

To best serve my clients, customizing a comprehensive and intuitive approach yields extraordinary results. Edward Sattler of Green Team New York Realty has received the Top Agent Award for Fastest Growing Agent. Homesnap, a nationwide home search portal, has recognized agents showing standout performance in 2020 and 2021. Homesnap’s Top Agent Awards highlight real estate agents nationwide. This includes top producers who have shown remarkable growth in their business. Furthermore, they have seen incredible popularity among prospects and fellow agents. Of course, several data points are used to determine whether an agent qualifies for a Top Agent Award. For instance, transaction history, year-over-year growth in productivity, profile views, and more are all reviewed.

Other Designations
In addition to the above award, Ed also has Commercial & Investment Real Estate Certification (“CIREC”}. Furthermore, he has been awarded an NYSREEF Scholarship and has achieved NAR’s Green Designation. However, this is not surprising. Ed taught sciences at Warwick Valley High School for over 30 years. During that time, he’s been honored twice by STANYS. Firstly, as Outstanding Science Teacher of the Year. Secondly, as Outstanding Environmental Science Teacher of the Year. In addition, he has also been named Orange County Conservation Teacher of the Year and NYS Conservation Teacher of the Year. Likewise, the commitment and dedication evident throughout his teaching career have carried over to his real estate clients. Congratulations to Ed on this well-deserved award.
Green Team 2021 Summer Social – Fun with a Purpose
The Green Team 2021 Summer Social was about more than getting together and having a good time. It was also about having fun with a purpose. For many, this occasion marked the first time they had been able to socialize in a long time. There was a lot to talk about and catch up on. Therefore, Green Team Sales Associates, their families, and invited guests enjoyed a beautiful day together at lovely Spring Brook Farm in Warwick. Of course, the food was great! Furthermore, there was even a signature green cocktail. And, many stayed to watch the magnificent sunset and enjoy smores at the firepit. However, the occasion also included fun for an important purpose, and Green Teamers came through for a special cause…
Team Up for Hope
Team Up for Hope, a non-profit organization founded by Geoff Green and Amy Green, was that cause. Its goal is to address the challenges of mental health, drug use, and suicide in our communities. This all-volunteer organization is currently made up of a small group of Green Team Sales Associates and Staffers. And, to raise money for TUH, Keren Gonen and Tiffany Megna manned the t-shirt table. Furthermore, they sold tickets for a 50/50 raffle, However, one of the main draws of the day was Dunking Geoff. Yes, the president of Green Team Realty and founder of Team Up for Hope, volunteered to get dunked! A donation of $10 got you three throws. Finally, at the end of the day, Geoff had been dunked several times, and the Green Team 2021 Summer Social raised $740 for Team Up for Hope.

NAMI
Team Up for Hope provides donations to NAMI (National Alliance on Mental Illness) local chapters in Orange and Sussex Counties. NAMI, an all-volunteer organization, provides peer support, education, and resources to individuals and families whose lives are impacted by mental health diagnoses. TUH makes donations to other local non-profit organizations that share their time and knowledge to help meet the challenges of mental health, drug use, and suicide.
We were honored to have Dhanu Sannesy, President of NAMI Orange, and Mary Anne McInerney, President of NAMI Sussex in attendance. Dhanu addressed the crowd. She told them how much the support that Team Up for Hope provides means to her organization. In addition, TUH produces webinars that address various aspects of mental health, drug use, and suicide. And, while many of the resources shared are for local organizations, the topics covered are global in content, touching on the very real challenges that impact individuals and families living with these challenges.

2nd Quarter Sales Leaders
Green Team Realty has announced its 2nd Quarter Sales Leaders. They are Keren Gonen, of Green Team New Jersey Realty, and Kasey Malone, Green Team New York Realty.
Keren Gonen
Since joining Green Team New Jersey Realty in 2017, Keren has been a quarterly sales leader many times. In addition, she has twice been the yearly sales leader. Geoff Green, President of Green Team Realty, had this to say about Keren:
“What is most amazing about Keren is not her continued success as a top-producing Realtor, but rather her devotion to people. Keren donates time out of her very busy day to organizations such as Team Up for Hope, and the Sussex County Association of Realtors on top of being a great Mom and Realtor. Pip Klein Celebrates 10 Years with the Green Team
Congratulations to Pip Klein as she celebrates 10 years with the Green Team!
In the beginning…
When Pip started at the Green Team as a part-time marketing consultant, she had not even considered real estate as a career. But Geoff Green encouraged her because he felt she had the personality, contacts AND most importantly, her late parents’ home was on the market with another broker!!! “Get your license PIP,” she remembers him saying loudly. And so she did – a decision which she is very grateful that she made. In addition, her techie son Ben was in high school at the time and also joined the team, working on redesigning the Green Team website. It was the right time for both Ben and Pip. Plus, it was fun for them to work together during those last years of his high school.
Goals
One of Pip’s original sales goals was to earn Captains Club status by reaching the $3 million mark. Pip got her license in May 2011, and she made Captains Club in 2015, 2016, 2017, and 2020. She made Presidents Club (for $5-$10 million in sales) in 2018. In addition, she was the 3rd Quarter Sales Leader for that year. Pip achieved honorable mention (for sales of $1.5 to $3 million) in 2019. She found that once her business was up and running, it became easier to achieve goals. Also, the market improved, providing the opportunity for more sales. She is also very proud of being named the Green Team’s first “Momentum Builder,” a new award in 2015 for achievements and helping inspire others. Pip’s goals have been consistent. Keep learning, growing, and enjoying the work. And, to make at least Captains Club every year!
Teamwork and Friendship
Pip has found Green Team is truly a great “team” of people. Over her decade there, she has made valuable friendships with both agents and clients. Indeed, friends for life.

A few of Pip’s favorite (and least favorite) things
Pip likes connecting people to the right home. She calls it being a house matchmaker. Once she gets to know people, she can really get a sense of the type of house they want. Pip and her husband Bob bought a unique home 30 years ago. It was a renovated onion barn! She also enjoys writing and hopes to continue with personal blogging about real estate. Pip’s least favorite thing? When transactions become tangled in situations beyond control while everyone is waiting to close. That can be frustrating. Red tape, legal snafus, etc. can be difficult. You have to focus on the endpoint, which is closing.
Biggest Accomplishments since starting at Green Team
Pip believes it has been a decade of accomplishments. Sometimes the smaller transactions are big victories as you help people buy or sell and make their next chapter easier to move on to. According to Pip, no one likes transition, and realtors are in the middle of that angst on all sides. They have to be calm and extend the best advice. Communication is key. She did have one memorable day in 2018. Three closings, $2.4 million volume in a day! That was a once-in-a-lifetime tsunami of good luck. What’s more, the commission hit her bank account on her birthday.
But of course, it’s not about the dollars. Truly, for Pip, it’s the culmination of hard work and getting things to the finish line. Her father always said, “Do what you enjoy, then you enjoy what you do.” Sage advice. He didn’t see his “work” as something separate. When you are a Realtor, you are living, breathing real estate all the time. And it doesn’t feel like “work” when you are truly happy with what you are doing.
Some sage advice from Pip
“Life is an adventure and you have to take risks!” Starting a new career at age 60 was challenge enough, but the best part was that she didn’t realize how much she would learn about herself and others. It really is the type of work that embraces a lot of different aspects of a “job.” Especially because Realtors deal so closely with people, most of whom they don’t know and never met. That keeps it fresh. According to Pip, it was sort of like having a baby in her 40s, which she did. It was a great learning experience and chock full of new friends and experiences. She has no regrets!
One of the biggest lessons that Pip has learned is to accept rejection. Not everything works out in your favor. Sometimes, you just don’t get the listing for whatever reason. Or the deal falls through. Don’t take it personally. Be yourself and carry on.
Memories
Pip has had many memorable experiences. One of her favorites is this:
“A family from NY was looking for their dream home/farm property. They had a very specific wish list, but I found 3 homes for them to see. The FIRST house was spectacular and everything they hoped for. The land, the extra house, and all redone – a great Victorian. While racing around the bottom level I noticed a painting on the wall. There was something familiar about it and I went up close to look. Yes, there it was – my mother’s signature – Phyllis Klein. This was a painting I had donated to a fundraiser years before and the owner of this house had purchased it. I turned to my new client and said, “Well, you simply have to buy this house. My mother’s painting is hanging on the wall!” They did!”
Keren Gonen has been working hard, and it shows. She has been the quarterly sales leader for Green Team New Jersey Realty for the first, second, and third quarters of 2021. Keren joined Green Team in 2017 and became Yearly Sales Leader for that year. Subsequently, she earned that title again for 2020. In addition, Keren received the NJ Realtors® Gold Circle of Excellence Award, a Green Team MVP Award, and was in the top 20 of all agents in Sussex County.
According to Geoff Green,
