2021 Summer Social

Green Team Summer Social – A Time to Celebrate

It’s been a while since our Green Team family has been able to be together. The 2020 Green Team Summer Social was canceled due to the pandemic. The annual Awards Ceremony took place on Zoom.  COVID-19 has had the world adjusting to a new normal.  In addition to the physical effects of COVID-19, many small businesses and industries have been impacted negatively.  However, the impact on the real estate market was just the opposite. Sheltering-in-place led many to reconsider what their needs were in terms of home. Remote learning, remote working, and the need for privacy as well as communal space had many urban dwellers seeking homes that would accommodate their needs. Many decided to move to suburban and rural areas, including here in Orange and Sussex Counties.  Despite all of the regulations and restrictions governing the real estate industry in New York and New Jersey, business was booming and our Green Team sales associates rose to the challenges.

Now, it is a time to come together once again as the Green Team Family. On July 24 at 4 p.m. we’re gathering at beautiful Spring Brook Farm in Warwick, NY.  We’ll have a chance to reconnect with colleagues and meet new members of the Green Team family, as well as some of our sponsors. Of course, we’ll get to meet their family members, too! There will be lots of food, and games, as well as fun with a purpose.

Team Up for Hope with us!

For those of you not familiar with Team Up for Hope, it is a 501(c)(3) non-profit organization created by Geoff Green and Amy Green. It is an all-volunteer organization with a team of Green Team Sales Associates and staff lending their time, efforts, ideas, and passion for its mission.  TUH seeks to address the impact of mental illness, drug use, and suicide in our communities. We do that by raising funds for and awareness of the local non-profit organizations at the forefront of these crises. However, we also want to do our part in ending the stigma that goes along with mental health diagnoses, drug use, and suicide. We do this by collaborating with experts from organizations and private practice who share their knowledge and expertise through the webinars we produce.

The 2021 Summer Social is also a fundraiser for Team Up for Hope.  There will be a 50/50 raffle – and the winner must take the cash! We’ll have t-shirts for sale. Perhaps best of all, there will be a dunk tank. And, Geoff Green has graciously volunteered to be dunked to raise money for Team Up for Hope. We’ll have representatives from the National Alliance on Mental Illness (NAMI) Orange and Sussex County affiliates, who will talk to us about the important work being done by their organizations.  Daniel McQuade, local artist, sculptor, photographer, and mental health advocate will also be joining us.  Donations to Team Up for Hope are distributed to NAMI Orange and NAMI Sussex, as well as to other local organizations.  So, come prepared, cash in hand, to support Team Up for Hope.

Thanks to our Sponsors

We would not be able to do events like the Green Team Summer Social without the generous support of our sponsors. They are:

Diamond Sponsor ($1,000 level)

Platinum Sponsors ($500 level)

Gold Sponsors ($250 level)

And thank you to the local vendors

It’s important to us to utilize the services of local businesses and vendors whenever possible.  These are some of the vendors that we’re working with to make the Summer Social a big success:

Check back with us for our Summer Social Recap

We’ll have photos, stories, and a grand total of the amount raised for Team Up for Hope.

We’ll see you on July 24th!

Toni Vogel Celebrates 10 Years with the Green Team

Congratulations to Toni Vogel as she celebrates 10 years with the Green Team!

Back in the day

Antonette “Toni” Vogel started working at Green Team in 2011, as an Agent Service Manager. However, she knew Geoff Green and his wife Laura from their high school days. Toni not only worked in the Green Team office; she and her husband also own a reputable local construction company, Harvest Valley Construction. Inc. Thus, her education in the real estate industry was very hands-on.

Flexibility and changing goals

When Toni first started at the Green Team, her biggest goal was hitting a million in sales. Now she far exceeds that every year! In the early days of her career, Toni was busy raising her three sons. As of this year, they are all in school. Thus, she is able to set higher sales goals. One of her biggest accomplishments was making Captains Club in 2019, for meeting $3 to $5 million in sales.

A few of her favorite (and least favorite) things

What Toni likes most about being part of the Green Team is the camaraderie and support that she gets from her colleagues and the admin staff. Needless to say, her favorite part of the job is closings!  In contrast, Toni’s least favorite aspect of real estate is something we’ve been hearing a lot about: the lack of inventory.

Toni’s biggest “lesson learned?” Check all information, recheck it, and check it again!  Don’t assume that all the information you’re provided with is accurate. It’s important to do your due diligence and go above and beyond for all of your clients!

Memories

“Denise Schmidt will forever be a huge part of my success in the industry. She took me under her wing after I got my license and helped me grow professionally. Also, I took my real estate course, as well as the real estate exam, with Pip Klein. She will forever be my classmate and dear friend!”

Green Team Goals for the future

Forever growing as a professional, Toni’s current goal is to focus on listing more properties.

We have no doubt that Toni will reach that goal and we’ll be reporting it when her next Green Team anniversary rolls around.

Tom Folino receives CIREC Certification

Green Team New York Realty is pleased to announce that Tom Folino has received his Commercial and Investment Real Estate Certification (CIREC).

What The CIREC Designation Means

According to the NAR Code of Ethics, agents must have the proper training for specialized services. Agents undertaking the extensive CIREC course obtain the needed foundation to provide commercial and investment real estate services.  A wide range of topics is covered. Included are tax implications, 1031 Exchanges, valuing property, and more.  Also covered, preparation of financial analyses, and comparing financial impacts of leasing vs. buying. Furthermore, negotiating concepts and tactics are important parts of the course.

From Teacher and Coach to Real Estate Salesperson

After 37 years as both a teacher and coach in the Warwick Valley School District, Tom changed his career path. His interest in real estate began with his personal experiences of buying and selling his own homes. Tom found that he actually enjoyed the process. In fact, he liked everything from obtaining financing to negotiating the best deals, and everything else involved. When he retired from teaching, he decided to pursue real estate full time.

Tom is motivated by a desire to help people sell their homes, and to find homes they’d love within the community he knows and loves. He brings the same enthusiasm and dedication that distinguished his career in education. Tom’s main goal is to place his clients’ needs and desires first. Furthermore, he has first-hand knowledge of the importance of a quality school system to a community. In addition, his knowledge of Warwick and its many neighborhoods and villages are definite assets.

Tom explained the benefits of this certification to clients seeking commercial and investment real estate.

“Having the Commercial & Investment Real Estate Certification will definitely enhance my ability to help and guide clients looking to get involved with the commercial and investment side of real estate. I have worked with many clients in the past that purchased properties for investments. Many of these clients looked at the combined use of commercial and single-family properties, I now have the resources and knowledge, in this area of real estate, to significantly help my clients as they pursue their dreams of getting involved with commercial and investment properties”.

Meet Nerette Lewis

Nerette Lewis brings a unique skill-set with her to Green Team New York Realty.  She received her Bachelor’s Degree in Psychology, with a minor in sociology, from Lehman College, City University of New York. For the past 8 years, she has worked as a Registrar in Healthcare. Prior to that, she worked in various customer service jobs at Call Centers in Pennsylvania and in California. Her education and work experience honed her skills in listening to clients, and in problem solving and resolution.

In 2018, Nerette and her husband Juan purchased a home in Westtown. That major life event, purchasing a home, led to another. Nerette and Juan had worked with a Green Team realtor, and that experience was so positive that Nerette was inspired to enter the real estate profession herself.

Nerette has a personal philosophy that impacts her real estate business. As a society, we can ensure that everyone has a better life. And with a little help, everyone can obtain the American Dream. There are programs, such as SONYMA, which may provide grant money to some first-time homeowners in New York State. There are many programs and opportunities that people are not aware of, and Nerette would like to help as many people as she can achieve homeownership.

In her spare time, Nerette has taken up gardening and is looking forward to this season’s yield. It looks like Nerette, Juan, and their dog, Oreo, are living their American Dream!

Krissy Many Receives Broker’s License

Why pursue a broker’s license?

The exam to become a broker is lengthy and requires in-depth knowledge about real estate. It is undoubtedly more difficult than the exam needed to become a real estate agent. So, why did Krissy Many pursue this achievement?  Her answer in a word is “Knowledge.”
She goes on to explain, “Covid-19 brought many changes and uncertainties. I felt this was the perfect time to expand my knowledge and increase my education by pursuing a broker license.  Although I prefer an “in classroom” experience, I had no choice but to attend class “online.”.  The additional 45 hours of training took more commitment and determination on my part in the virtual learning method. However, it was important to me and it made me carve out time to dedicate to obtaining this goal of mine.    This achievement was a personal goal I had set for myself when I became a full-time realtor in 2015. As a top producer, ranking in the top 10 the last few years, I felt it was my responsibility to always be learning and improving my craft to better serve my clients.  So, knowledge and experience are the benefits that I will be able to offer my clients.  I never considered myself a salesperson, but identified more as a consultant.  This new achievement was a natural progression in my business.  I love what I do and I look forward to helping families and investors achieve their real estate goals.
Krissy also has the following designations:
  • Commercial & Investment Real Estate (CIREC) Certification’
  • Military Relocation Professional (MRP) Certification; and
  • Pricing Strategy Advisor (PSA) Certification

Becoming a Real Estate Broker

The New York State Division of Licensing Services states that certain qualifications must be met. First, an applicant must have at least two years of experience as a licensed real estate salesperson. In addition, the applicant must have successfully completed the 75-hour qualifying salesperson course. The final step is completion of the addition 45-hour real estate broker course, as approved by the Secretary of State. According to Geoff Green, President of Green Team Realty,

“This is a step in the right direction for Krissy as she is a leader in this industry.  Her continued desire to advance her career in the Real Estate Industry is commendable”

Edward Sattler Earns NAR’s Green Designation

Photo: Edward Sattler displays his NAR GREEN certificate with Lucyann Tinnirello, Green Team Associate Broker/Manager
Edward Sattler was awarded an NYS Real Estate Education Foundation (NYSREEF) Scholarship at the end of 2020. The program’s goal is to enhance clients’ real estate transaction experience. Accordingly, scholarships for high-level, national designation courses foster greater knowledge and professionalism among REALTORS®.

Ed used the scholarship to earn NAR’s GREEN Designation. It is designed for agents who want to learn about issues of energy efficiency and sustainability in real estate. Therefore, the course provides a comprehensive understanding of homes with green features.

A lifetime of environmental study – as both student and teacher

This designation is a continuation of Ed’s interest in and study of environmental issues. He graduated magna cum laude with a B.S. in biology from Iona College. Ed then went on to earn his MS in zoology from Rutgers University.  He taught sciences for 30 years at Warwick Valley High School. For one year, Ed was a grant-funded district-wide teacher on special assignment for Environment, Conservation, and Energy Education. In addition, he has been honored twice by STANYS, first as Outstanding Science Teacher of the Year, and then as Outstanding Environmental Science Teacher of the Year. He’s also been named Orange County Conservation Teacher of the Year and NYS Conservation Teacher of the Year.

The Green designation combines his love of real estate and green living

Ed’s love of real estate is a passion first recognized by his parents when he was in fourth grade. By age 12, junior working papers in hand, he was saving for a down payment. As a 22-year-old, his wife’s navigation brought them to the Warwick Valley. Within eight months they had purchased land and completed construction of their first home. Ten years later, they welcomed two sons, were employed locally, completed a minor subdivision, and built 2 more houses.  Practicing what he teaches, they relocated from the Warwick countryside into the Village of Warwick and completed an energy-saving renovation of a 1971 ranch. This was mentioned in the January 2016 Edition of Realtor Magazine.

Three GTNYR Realtors among Hudson Valley’s Best Real Estate Agents in 2021

HVMag publishes its list of the Hudson Valley’s Best Real Estate Agents in 2021

The title in Hudson Valley Magazine says it all.  Meet the Hudson Valley’s Best Real Estate Agents in 2021. Included in the directory are Associate Brokers Jennifer DiCostanzo, Dean Diltz, and Nancy Sardo. With only seven Warwick real estate agents listed in the directory, this is quite an accomplishment.

Methodology

Last year, Hudson Valley Magazine published its first Real Estate All-Stars directory.

Now in the directory’s second year, Hudson Valley Magazine states:

“We’ve heard it time and time again: Demand is high and inventory is low. Buyers need help finding their dream home and sellers need advice on getting the most for their property. Enter real estate agents. To identify the top real estate agents in the Hudson Valley, we enlisted DataJoe Research, whose research is a robust process that factors in sales volume (Oct 1, 2019–Oct. 1, 2020), peer nomination, consumer nomination, license/discipline status, and other factors. Agents are listed alphabetically by county.”

About Jennifer DiCostanzo

Jennifer DiCostanzo is ranked #13 in Orange County, in the top 1% of real estate sales in the county. She has been the yearly Green Team New York Realty sales leader for the past 5 years. In addition, she was the first sales associate to receive the MVP Circle Award for over $10 Million in sales. In fact, this is her third time receiving this award. Jen has also been a three-time Citizen of the Year award winner. This is Jen’s second year as a Real Estate All-Star. She is an Accredited Buyer’s Representative, as well as Sales Representative Specialist, Pricing Strategy Advisor, and Seniors Real Estate Specialist.

1st Quarter 2021 Sales Leaders

Green Team New York Realty announced that Tammy Scotto is the 1st Quarter Sales Leader of 2021. Rounding out the top three in sales were Carol Buchanan and Nancy Sardo

Green Team New Jersey Realty announced that Keren Gonen is once again the Quarterly Sales Leader. Keren was Sales Leader for Quarters 2, 3, and 4 of 2020, as well as Yearly Sales Leader. Rounding out the three top three in sales were Kristi Anderson, and the team of Charles Nagy and Ted Van Laar.

Tammy Scotto, Green Team New York Realty

Tammy finished 2020 as a member of the Green Team Realty Presidents Club, for sales between $5 and $10 million. Geoff Green had this to say about Tammy:

We are very excited to announce that Tammy Scotto has won the Quarterly Sales Leader award for Q1 of 2021.  Tammy is a very consistent top producer who remarkably has never won this award. That said, Tammy is always near the top of our production charts. So it comes as no surprise that she ultimately finished in first place this quarter.   What makes Tammy such a great producer is the fact that her clients truly love her.  Why do they love her?  It’s quite simple.  She just doesn’t give up.  Tammy truly goes above and beyond the call of duty for her clients.  She never takes on more than she can handle, and takes every client’s situation very seriously.  Big congrats Tammy!  We are all very happy that you have won this award!”

According to Tammy,

” Last year was challenging on many levels. The Pandemic left us housebound for many weeks. That made our business even more challenging. The floodgates opened around May/June and I took off running. Clients from NYC, Long Island, and New Jersey were looking to relocate to the beautiful Hudson Valley. I can’t say thank you enough to all my clients who trusted in me through those difficult times to find them a new home. Last year’s business has trickled over to the start of 2021 and for that I am grateful. Looking to keep the momentum going for the remainder of the year.”

Keren Gonen, Green Team New Jersey Realty

It is not surprising that Keren Gonen is in the top 20 of all agents in Sussex County, With $17.8 Million in sales in 2020, she was Yearly Sales Leader for 2020 and joined the MVP CircleAlso, she was the 2020 recipient of the special Momentum Builder Award. .According to Geoff,

“Keren Gonen’s roll seems to have no end.  Keren finished 2020 in grand fashion producing more sales volume than 99% of her peers in Sussex County.    She has now officially won our Q1 2021 Sales Leader award, and I can say with certainty that she is not taking her foot off the pedal anytime soon.  It’s truly remarkable to watch Keren’s business soar higher and higher.  But what is truly most remarkable about this Lady is that she is one of the nicest people you will ever meet.  It’s hard to find such a great producer who truly respects all people she comes in contact with.  Great job Keren!  Here is to many, many more such awards.”

Keren had this to say about being 1st Quarter Sales Leader:

“In true fashion of the times, 2021 continues to surprise us all. The Market is still strong and plenty of people are still selling and buying. Thank you to all my Buyers, Sellers, and investors for choosing me as your Realtor of Choice. I am grateful to all of you. Stay safe.”
