I missed the mark by 1 month; but that is OK! Without goals and metrics; I would not have a way to gauge my professional and business growth.There are other brokers in our area that offer a CAP program; but not all are created equal. 2nd Quarter Sales Leaders
Green Team Realty has announced its 2nd Quarter Sales Leaders. They are Keren Gonen, of Green Team New Jersey Realty, and Kasey Malone, Green Team New York Realty.
Keren Gonen
Since joining Green Team New Jersey Realty in 2017, Keren has been a quarterly sales leader many times. In addition, she has twice been the yearly sales leader. Geoff Green, President of Green Team Realty, had this to say about Keren:
“What is most amazing about Keren is not her continued success as a top-producing Realtor, but rather her devotion to people. Keren donates time out of her very busy day to organizations such as Team Up for Hope, and the Sussex County Association of Realtors on top of being a great Mom and Realtor. Toni Vogel Celebrates 10 Years with the Green Team
Congratulations to Toni Vogel as she celebrates 10 years with the Green Team!
Back in the day
Antonette “Toni” Vogel started working at Green Team in 2011, as an Agent Service Manager. However, she knew Geoff Green and his wife Laura from their high school days. Toni not only worked in the Green Team office; she and her husband also own a reputable local construction company, Harvest Valley Construction. Inc. Thus, her education in the real estate industry was very hands-on.
Flexibility and changing goals
When Toni first started at the Green Team, her biggest goal was hitting a million in sales. Now she far exceeds that every year! In the early days of her career, Toni was busy raising her three sons. As of this year, they are all in school. Thus, she is able to set higher sales goals. One of her biggest accomplishments was making Captains Club in 2019, for meeting $3 to $5 million in sales.
A few of her favorite (and least favorite) things
What Toni likes most about being part of the Green Team is the camaraderie and support that she gets from her colleagues and the admin staff. Needless to say, her favorite part of the job is closings! In contrast, Toni’s least favorite aspect of real estate is something we’ve been hearing a lot about: the lack of inventory.
Toni’s biggest “lesson learned?” Check all information, recheck it, and check it again! Don’t assume that all the information you’re provided with is accurate. It’s important to do your due diligence and go above and beyond for all of your clients!

Three GTNYR Realtors among Hudson Valley’s Best Real Estate Agents in 2021
HVMag publishes its list of the Hudson Valley’s Best Real Estate Agents in 2021
The title in Hudson Valley Magazine says it all. Meet the Hudson Valley’s Best Real Estate Agents in 2021. Included in the directory are Associate Brokers Jennifer DiCostanzo, Dean Diltz, and Nancy Sardo. With only seven Warwick real estate agents listed in the directory, this is quite an accomplishment.
Methodology
Last year, Hudson Valley Magazine published its first Real Estate All-Stars directory.
Now in the directory’s second year, Hudson Valley Magazine states:
“We’ve heard it time and time again: Demand is high and inventory is low. Buyers need help finding their dream home and sellers need advice on getting the most for their property. Enter real estate agents. To identify the top real estate agents in the Hudson Valley, we enlisted DataJoe Research, whose research is a robust process that factors in sales volume (Oct 1, 2019–Oct. 1, 2020), peer nomination, consumer nomination, license/discipline status, and other factors. Agents are listed alphabetically by county.”

Jennifer DiCostanzo is ranked #13 in Orange County, in the top 1% of real estate sales in the county. She has been the yearly Green Team New York Realty sales leader for the past 5 years. In addition, she was the first sales associate to receive the MVP Circle Award for over $10 Million in sales. In fact, this is her third time receiving this award. Jen has also been a three-time Citizen of the Year award winner. This is Jen’s second year as a Real Estate All-Star. 1st Quarter 2021 Sales Leaders
Green Team New York Realty announced that Tammy Scotto is the 1st Quarter Sales Leader of 2021. Rounding out the top three in sales were Carol Buchanan and Nancy Sardo.
Green Team New Jersey Realty announced that Keren Gonen is once again the Quarterly Sales Leader. Keren was Sales Leader for Quarters 2, 3, and 4 of 2020, as well as Yearly Sales Leader. Rounding out the three top three in sales were Kristi Anderson, and the team of Charles Nagy and Ted Van Laar.
Tammy Scotto, Green Team New York Realty
Tammy finished 2020 as a member of the Green Team Realty Presidents Club, for sales between $5 and $10 million. Geoff Green had this to say about Tammy:
We are very excited to announce that Tammy Scotto has won the Quarterly Sales Leader award for Q1 of 2021. Tammy is a very consistent top producer who remarkably has never won this award. That said, Tammy is always near the top of our production charts. So it comes as no surprise that she ultimately finished in first place this quarter. What makes Tammy such a great producer is the fact that her clients truly love her. Why do they love her? It’s quite simple. She just doesn’t give up. Tammy truly goes above and beyond the call of duty for her clients. She never takes on more than she can handle, and takes every client’s situation very seriously. Big congrats Tammy! We are all very happy that you have won this award!”

” Last year was challenging on many levels. The Pandemic left us housebound for many weeks. That made our business even more challenging. The floodgates opened around May/June and I took off running. It is not surprising that Keren Gonen is in the top 20 of all agents in Sussex County, With $17.8 Million in sales in 2020, she was Yearly Sales Leader for 2020 and joined the MVP Circle. Also, she was the 2020 recipient of the special Momentum Builder Award. .According to Geoff,
