National Stats

Housing Market Predictions for 2020

2020 Housing Market Predictions

Influencers in the industry have made predictions as to where the housing market is headed in 2020.  Ken Leon, Global Director of Industry and Equity Research of CFRA Research says there is a strong foundation for the housing market driven by employment growth, higher household income and consumer confidence levels. In addition, he also believes that we’ll start to see millennials beginning to acquire their first homes.  There are more millennial buyers than any other generation right now.

George Ratiu, Senior Economists of Realtor.com sees a mixed bag. Supply of new homes begins to offset inventory. We’ll still be talking about inventory issues, but interest rates remain reasonable as home prices flatten. We’re not seeing that flattening of home prices in our area at this time, but its reasonable to assume the growth of price appreciation will slow in 2020.

Freddie Mac expects interest rates to remain low for the next two years, a good thing.

The Positives

Positive Predictions for the 2020 Housing Market

As shown above, rates are still historically low. It seems like the experts are in agreement that home prices are going to increase, though Realtor.com is the most pessimistic, predicting just a slight increase.  Housing starts (new housing analytic) appear to remain at about 1.3 million. And total home sales look like they may eclipse 6 million, indicative of a very strong 2020 housing market.

The issue of inventory we’ve been dealing with for some time is continuing. And it appears that it will keep on being an issue for at least 2020.

Promising news regarding national delinquency rate

National delinquency rate lowest for Oct in 20 years

This is encouraging news. What lead to the major downturn in the 2007/2008 housing market and kept it at such a low level till 2016 was delinquency. Right now we are basically at 20 year lows as far as loans defaulting. This is a great analytic as it means people, even when it’s difficult, are keeping up with their mortgage payments. A lot has to do with confidence as homeowners see their homes increase in value.

Thought to be a precursor in relation to the housing market; auto debt has doubled in the last 10 years. Even as auto loan debt continues to rise, the percentage of delinquent borrowers is still at a lower than average level and sales remain strong. However, it warrants watching.

If you’re considering buying a home in 2020, it comes down to individual circumstances. The Consumer Financial Protection Bureau recommends a total debt-to-income ratio below 43% to get a qualified mortgage.

Should you sell your home in 2020? Regardless of the advice here, Geoff says if the time is right for you, the answer is yes!  If you’re a Baby Boomer and you have a place to go to but are waiting to see if the market is going to go a little bit higher, that may not be a game you should be playing. There are too many variables. Lots of stats show the market is entering a cooling off period. In an election year you never know what the impact will be. In other words, the market is about as good as it’s going to get for the foreseeable future!

Geoff opened the discussion by asking the panelists how 2020 was starting off for them. What are they experiencing?

Carol Buchanan

Carol began by stating that she has never seen a January this active. She is working with clients who will be listing, buyers who are anxious to purchase. Again, inventory is still low so when a home comes on the market that is nice and priced well, it sells quickly. In January 2019 Carol predicted that 2019 was going to be a strong year. Geoff asked if she has the same sense for 2020. “Absolutely! Positively. No doubt about it,” was Carol’s response. ” 2020 is going to be a very, very strong year in real estate.”  Geoff added that Carol’s predictions have proven to be more correct than anyone else’s he knows, so he always listens to hers!

Wayne Patterson

Geoff then asked Wayne, who has been in the industry a long time, what his take-away was on the stats presented. Wayne replied that what immediately came to mind was that if a buyer is interested, and because inventory is so low, they should have all their ducks in a row. It’s vital to be pre-approved, have all documentation ready to go, etc. Buyers have to be ready to move as there will be competition for homes on the market. “He who makes the offer first, wins!” Sellers who have been waiting to put their home on the market? Wayne’s advice is do it now! It’s going to sell quickly because there is an abundance of buyers.

Geoff’s experience in listing homes is that often people say, “Well, we really don’t have to sell it right now. Maybe we should wait another year because the market might come up another 5 or 6%, money that would come in handy for our retirement.” Geoff asked Wayne his response to that line of thinking. Wayne replied that the homeowner is thinking of selling for a reason. They want to retire and move out of state and alleviate a lot of the expenses that go along with maintaining that home. Taxes, maintenance costs, etc. That money that you think you’re saving by not putting your home on the market now will be spent in the upkeep of the house.  If you’re thinking of selling  in the Spring because you hear that’s the best time, you may have a better chance of selling your home now if it is in good condition and priced well.

Keren Gonen

Keren thinks that 2020 will be even better than 2019 because interest rates have now made it cheaper to buy a house than to rent. It’s been trending this way for awhile, but not everyone has been aware of what’s happening. In Sussex, Keren said, you can rent a home for $1,900, while a mortgage would cost $1,300!  As far as Sellers waiting to list their homes, Keren always advises them to watch Green Team’s Housing Market Update so they can see what the truth is. We bring stats in from various sources; it’s not just our opinion. So when people ask if they should wait for Spring, Keren lets them know she is out with buyers everyday, in the snow, in the freezing cold. And you know when someone is looking for a home in those conditions, they are serious buyers.

In addition, we never know what is going to happen in the future. So if you want to sell and move to a warmer climate, now is the time to do it. Geoff stated it’s good to list now as it also puts you ahead of the competition, when most sellers put their homes on the market. Very often buyers have very definite time constraints. They have to purchase a home by a particular time and couldn’t wait till Spring. And when more inventory comes on the market, there is less competition among buyers and more room to negotiate.

A Global Perspective…

Looking at the DOW, the market is very strong. It looks like the first phase of the US/China  Trade Deal is a done deal and seems to be favorable to the US. The replacement of NAFTA with the new trade deal has now gotten through our Congress, but that was causing some wariness in the business sector. So some things that had been hanging over the economy in 2019 seem to be resolving. However, we are in the midst of an impeachment process and election, so we’ll be watching for the impact.

7 Main Street, Warwick NY – Before the Renovation

Raising the roof at Green Team New York Realty was just one of the improvements made to its building at 7 Main Street in Warwick, NY. Geoff Green, President of Green Team Realty, would walk around downtown, admiring the beautiful buildings and the renovations taking place. Then he’d glance over at the Green Team building, knowing it needed a major face lift.  In addition, there was the issue of the four roofs. Yes, the building basically had four separate roofs just slapped together over the years. Geoff took aerial photos with his drone which show the poor state these roofs were in.

Making It Happen

Geoff relays the story beyond the renovation below:

I would have done it 10 years sooner, but I simply didn’t have the money.  My wife Laura and I saved for many years to make this renovation happen.

There are aerial shots I took with my drone showing the poor state of affairs for the roof. The solution that you see now is all credited to our Architect Christopher Collins.  I am extremely grateful for Chris’ work on our building.  We originally had a different plan from a different architect and it just simply wasn’t as good of a plan as what we now have.  The building would not have looked nearly as good as it does now.   Chris was a God send.

Geoff talked about the team put together to put Christopher Collins’ plan into effect.

Russ Tellier was the contractor who did the large majority of the work on the 7 Main St building along with his friend Wayne Cosh.  Russ was good enough to let me GC the project so that I could save some money and ultimately make it happen.  Russ and Wayne did a fine job.  As one would expect with a restoration job of this size it also required an electrical upgrade of sorts.  All of the electrical work was done by Ralph & Tommy Edwards.  In fact, one year after the major portion of the exterior renovation, Ralph and Tommy just finalized a new service line to the building.   The building was painted by Christopher Colin, d/b/a “Chris The Contractor“.  Chris also did a fine job, and he continues to do all sorts of jobs here and there for us on this building and many others that we are involved in.

A Labor Of Love

Geoff’s love of construction and renovation started in childhood. And it continues to this day.

I am not really sure why, but my history has been to purchase older properties in need of repair.  Pretty much every building my wife and I own has undergone some major improvements at one point or another.  Early on in my career I would be on site swinging the hammer.  By way of building tree forts with my Brother Matt as a kid, I learned enough about construction to be able to maintain our investment properties.  However, at this point I have built a great team of contractors who allow me to pick my spots, oversee what I need to in order to cut cost down, etc. . .

I have to say this is a labor of love for me.  It literally goes back to my childhood days of building tree houses and skateboard ramps.  It was fun waking up early in the morning, putting on a tool belt and going out to build something.  But now after about 1 hour of labor I now get aggravated and say to myself, “what the heck am I doing”.   So I now tend to leave the labor to the guys who do it best.

One thing is certain. Now, when Geoff walks through downtown Warwick, he can take pride in the Green Team New York Realty building at 7 Main Street. Because it is now one of those beautiful buildings he so much admired.

3 Benefits to Buying Your Dream Home This Year

When you purchase a home at a low mortgage rate, it will impact your monthly mortgage payment, giving you the opportunity to buy more house for your money.

3. Investing in Your Family is a Win

There are some renters who haven’t purchased a home yet because they’re uncomfortable taking on the obligation of a mortgage. Everyone should realize that, unless you’re living rent-free with your parents, you’re paying a mortgage – either yours or that of your landlord.

Today, rental prices continue to increase, and when you’re paying your landlord’s mortgage instead of your own, you’re not the one earning the equity. As an owner, your mortgage payment is a form of ‘forced savings’ you can use later in life to reinvest in your family. You can use it for a variety of opportunities, such as saving for your children’s education, moving up to a bigger home, or starting your own business. As a renter, it can be more challenging to achieve those types of dreams without home equity working for you.

Green Team Realty receives NAMI Orange Appreciation Award

On behalf of Green Team Realty,  Geoff Green proudly accepted NAMI Orange‘s Appreciation Award. The presentation took place at NAMI Orange’s 15th Annual Meeting. It was held on November 25,at the Orange County Department of Mental Health in Goshen, NY

Through its Team Up for Hope initiative, the Green Team raised both awareness and funds for NAMI Orange. As Green Team Content Marketing Manager and a member of NAMI Orange, it was an honor to present the Appreciation Award to Geoff Green. And it was an honor to read the following inscription to Geoff and all those present:

Besides their Team Up for Hope’s very successful fundraiser which benefited NAMI Orange, Green Team Realty also organized a webinar to increase public awareness featuring two NAMI Orange members who discussed how mental health issues impact the family as well as the individual – and who educated people as to how they could get the support and the services that they might need. An excellent public service! We are honored to have had Team Up for Hope select NAMI Orange as a recipient of their charitable good works.

What is NAMI?

The National Alliance on Mental Illness, “NAMI,” began at a kitchen table in 1979. A small group of families whose lives had been impacted by mental illness got together and decided to take some action. Now, 40 years later, it is the largest grassroots mental health organization in the United States. There are 48 NAMI State Organizations and more than 600 local affiliates.

According to NAMI’s website, the organization “envisions:a world where all people affected by mental illness live healthy, fulfilling lives supported by a community that cares.” Their mission is to provide “advocacy, education, support and public awareness so that all individuals and families affected by mental illness can build better lives.”

These statistics are posted on the NAMI website  And they’re frightening.

1 in 5 U.S. adults experience mental illness each year
1 in 25 U.S. adults experience serious mental illness each year
1 in 6 U.S. youth aged 6-17 experience a mental health disorder each year
50% of all lifetime mental illness begins by age 14, and 75% by age 24
Suicide is the 2nd leading cause of death among people aged 10-34

Mental illness. Let’s talk reality

When someone you know and care about becomes one of these statistics, family members and friends suddenly find themselves in a world turned upside down. They don’t understand what has happened to their loved one, what to do, what to say, And the stigma surrounding mental illness can make it difficult to discuss the challenges with friends, further isolating both patient and family. My family has lived this reality. My youngest daughter, Andrea, was diagnosed with bipolar and anxiety disorders at the age of 14. There was nothing that prepared us for the journey we suddenly found ourselves on. No guidebook to explain the mania, then the plunges into deep despair. There were prescriptions for lots of medications in lots of combinations, there was therapy. However, there was nothing that helped us all to understand what was happening within her brain. No advice on how to communicate or set limits. No one telling me it wasn’t my fault. Chaos ruled our lives, exacerbated by loneliness.

Mental illness. It’s not a casserole disease

When someone is diagnosed with cancer or other catastrophic illness, there is often a rallying of support from the community. Friends and family sign up to provide meals for the family. People volunteer to take children for play dates, do the laundry, help clean the house. People come to visit, to talk, to listen.  However, when a child suddenly requires hospitalization for a mental illness there are no casseroles. No phone calls or visits from non-judgmental friends. No offers to take care of the other kids when you’re running from work to hospital. There was a time when cancer was stigmatized. People were ashamed to admit they had it. It was assumed to be a death sentence and rather than say the wrong thing, nothing was said. That has thankfully changed. But this is where we as a society are when dealing with mental illness. The stigma is very real and many families find it necessary to keep their loved one’s illness a secret. From other family members, from employers. Because mental illness impacts behavior and personality, there is a tendency to see it as more of a character flaw than an actual disease. However, it is a disease. One that requires treatment and support. Family and friends can play a vital role in helping their loved ones. And this is where NAMI comes in.

NAMI Orange. Making a difference

I was introduced to NAMI Orange by a friend whose child was also struggling with a mental health diagnosis. We both signed up to take the Family-to–Family class, a “peer education program for family members of adults living with mental illness.”  Andrea was in the recovery stage of her illness at that time. I felt that I didn’t really need the course, but maybe I could pick up a few helpful tips. Instead, what I experienced was life changing.

Our class was made up of people with a common goal; how to better understand and help our loved ones. NAMI gave us the tools to better understand the science behind mental illness. We learned about symptoms, changes to behavior and personality, communication skills, crisis preparation plans and so much more. In addition, we became our own support group, sharing our stories and the challenges we were facing. We understood what everyone was going through.

NAMI Orange is an all-volunteer organization. Family-to-Family teachers, as peers, must also have an adult family member living with a mental illness. Course teachers go through specialized training, as do facilitators of support groups and presenters of in-school programs. The dedication of these volunteers cannot be overstated.

Team Up For Hope – Teaming up with NAMI Orange

As a local business, the Green Team believes in giving back to the community. Through Light up the Holidays, money was raised for the Warwick Valley Humane Society and Warwick Playground Dreams. After a few years of doing holiday lights contests, it was decided to change to a basic fund-raising effort on behalf of local organizations. The name suggested was Team Up for Hope. At an early fundraiser committee meeting I mentioned the local NAMI affiliates for our Warwick NY and Vernon NJ offices The response from fellow committee members was amazing. It seems that many of the Green Team’s sales associates knew someone who had experienced mental illness and were up for the challenge. And those who did not have personal experience were touched by the stories we shared and wanted to help. We arranged a meeting with representatives of NAMI Orange and NAMI Sussex. The information they shared with us, their passion for these organizations they gave so much of their lives to, made a lasting impression on us. We were determined to Team Up with NAMI to raise not only funds, but awareness. That included the webinar mentioned in the award, which you can view here.  In addition, another webinar was done with Andrea Wynn telling her story of living with mental illness and her journey to recovery.  Andrea concluded her story by performing an original song she had written about living with Bi-Polar Disorder. Sheila Sutton represented NAMI Orange again and spoke to Andrea’s story, as well as the help that the organization offers. And Geoff was pleased to announce that Team Up for Hope had raised over $3,100 for NAMI Orange and over $1,500 for NAMI Sussex.  To view that webinar, click here.

Andrea is a believer in sharing her journey with others in hopes of helping end the stigma surrounding mental illness. And I share her story with her permission. Further, we both share our thanks to Geoff Green. He first met Andrea during the webinar. However, knowing her diagnosis, he never hesitated to interview her for a position at the Green Team. She is now Agent Service Manager at the Warwick Office.

Team Up for Hope, Inc., a non-profit – and a lasting legacy for Joseph Green IV

Plans had been underway to do another fundraiser for NAMI Orange and Sussex for October 2019. However, on June 27, 2019, Joseph Green IV lost his personal battle with substance abuse. He was 26 years old. His passing was sudden and tragic, leaving his family reeling. Joseph was a very good student-athlete in high school. He graduated from NC State University and was working in the field of finance in Manhattan. In the months that followed, Geoff Green and sister Amy Green realized they had to do something to honor their beloved nephew and found their calling. They wanted to do whatever they could to prevent other families from suffering the loss of a loved one due to substance abuse or mental illness. They called a meeting of Green Teamer’s who would be willing to donate their time to this new organization. A start-up committee and a plan emerged.

Geoff had been inspired by a speaker at a Break the Stigma walk held in Warwick, to raise awareness about the opioid epidemic. That speaker basically said that the only way to address the crisis was on the local level. And that is something Geoff firmly believes; that we should support the efforts of local organizations who have been doing the work, who understand the issues, and are trying to find solutions. It was decided that Team Up for Hope would be incorporated and file for 501(c)(3) not-for-profit status. As such, we would be able to raise funds and then distribute them to organizations we chose to support. In addition to continuing to raise funds and awareness on behalf of the organizations we would be working with, we would do our best to offer solutions to some of the problems they had. For instance, reaching the local communities with the services and programs they offer, finding volunteers with social media skills to help with website development, and FaceBook and Instagram accounts. To help them do what they do best, we would do what we do best: marketing, networking, and helping inform our communities.

 

We hope that one day these problems will no longer exist, but until that day is here, we’ll do this for Joseph, and for all our loved ones who have struggled with addiction and/or mental illnesses. And we hope that you will team up with us… for hope.

Good news on all economic standpoints, not just real estate!  Economists seem to be pushing back the recession timetable. It doesn’t look as though many people think a recession will be happening in 2020. A few people think we might even see another five years before we have another recession. It may be that the answer lies somewhere in between.

At the end of the day it comes down to monthly cash flow for people. It is almost irrelevant what the price of a house is. It’s much more relevant what it costs on a monthly basis to live in a house.

While prices have increased, mortgage rates have gone down substantially over the last couple of years, making the ability for people to purchase that much greater.

In 2019 there has been a decline in the payment as a percentage of income, meaning that mortgage payment has gone down in relation to income coming in. Another consideration is wage increases. People are making more money over the last few years due to a strong economy. This has led to a sustained positive housing environment. It is now easier and easier for people to buy homes.

Ask to sold ratio is the ratio between the last asking price and the sold price of a home. It is at a very high ratio. It’s was less than 2% in July, historically a very high number. And even though November dipped down to about 96-1/2%,  it’s still a very good number. We are really talking about historical strength here. Even though there are some ups and downs, historically these are very good numbers.

Days on market continues to be low, but it’s ticking up a little now. According to the graph, the lines are converging a little in July and September and it appears to have crossed over in October and. This means that the market is cooling a little, but that’s to be expected.

Meet Our Panel for the December 2019 Housing Market Update

Our moderator is Geoff Green, President of Green Team Realty. Our panelist is Keren Gonen of Green Team New Jersey Realty

Keren has been a consistent panel member, present at each update. Geoff remarked that they’ve been doing this all year long, and it’s been a year of trying to figure out where the market is heading. Yes, it has slowed down, but it’s been a soft landing. It’s been a strong year altogether.

Keren remarked that one of the reasons there were fewer units sold in Sussex County is that there were fewer units listed. Many sellers are deciding to hold on to their houses, on the fence about whether to sell. They want to see what the new year brings, even though their agents are telling them that this is the time to sell. Otherwise they’ll be releasing their property when everyone else is. However, they’re still holding tight.

The other thing she’s noticed is listing prices that are way too high. For example, a house that should have been listed at $200,000 being listed at $250,000 .At that price it just doesn’t make sense and won’t sell. However, the sellers are still holding on. Geoff agreed that there are always overpriced listings. It’s a human condition in any market place. There may be a higher percentage right now. Often people try to hold out for that higher price. He also agreed that lack of inventory is the biggest problem.

Geoff said that the sum total of circumstances hasn’t allowed for rapid increase so maybe there will be a longer sustained recover and rebound to the housing market. Keren is working with sellers who will be listing during the first quarter of the year.

Keren’s parting words of advice:

List your houses now, because we don’t know what will happen!

Geoff agreed that right after the New Year is a great time to get going. It has been a wonderful holiday season with many transactions taking place.

Green Team Realty receives NAMI Orange Appreciation Award

Geoff Green proudly accepted NAMI Orange‘s Appreciation Award on behalf of Green Team Realty at their 15th Annual Meeting. The meeting was held on November 25 at the Orange County Department of Mental Health in Goshen, NY.. Dhanu Sannesy, President of NAMI Orange is pictured here with Geoff Green and Susan Wynn. She spoke passionately about the work being done. And inspired us all with the work yet to do.

Presenting the Award

Green Team raised both awareness and funds for NAMI Orange through its Team Up for Hope initiative. I am a member of NAMI Orange. But I am also the Green Team’s Content Marketing Manager and part of Team Up for Hope. Therefore, I was asked to present the Appreciation Award to Geoff Green. And it was an honor to read the following inscription to him and all those attending.

NAMI Orange Appreciation Award presented to Green Team Realty – a real estate company that cares what happens in its community, represented by Geoff Green.

Besides their Team Up for Hope’s very successful fundraiser which benefited NAMI Orange, Green Team Realty also organized a webinar to increase public awareness featuring two NAMI Orange members who discussed how mental health issues impact the family as well as the individual – and who educated people as to how they could get the support and the services that they might need. An excellent public service! We are honored to have had Team Up for Hope select NAMI Orange as a recipient of their charitable good works.

What is NAMI?

The National Alliance on Mental Illness, “NAMI,” began at a kitchen table in 1979. A small group of families whose lives had been impacted by mental illness got together. And they decided to take some action. Now, 40 years later, it is the largest grassroots mental health organization in the United States. There are 48 NAMI State Organizations and more than 600 local affiliates.

According to NAMI’s website, the organization “envisions a world where all people affected by mental illness live healthy, fulfilling lives supported by a community that cares.” Their mission is to provide “advocacy, education, support and public awareness so that all individuals and families affected by mental illness can build better lives.”

These statistics are posted on the NAMI website  And they’re frightening.

1 in 5 U.S. adults experience mental illness each year
1 in 25 U.S. adults experience serious mental illness each year
1 in 6 U.S. youth aged 6-17 experience a mental health disorder each year
50% of all lifetime mental illness begins by age 14, and 75% by age 24
Suicide is the 2nd leading cause of death among people aged 10-34

Mental illness. Let’s talk reality

Imagine someone you know and care about becomes one of these statistics. Family members and friends suddenly find themselves in a world turned upside down. They don’t understand what has happened to their loved one. Furthermore, they don’t what to do or say to help that person. And the stigma surrounding mental illness can make it difficult to discuss the challenges with friends and family. As a result this further isolates both patient and family.

My family has lived this reality. My youngest daughter, Andrea, was diagnosed with bipolar and anxiety disorders at the age of 14. There was nothing that prepared us for the journey we suddenly found ourselves on. No guidebook to explain the mania, then the plunges into deep despair. There were prescriptions for lots of medications in lots of combinations. In addition there was therapy. However, there was nothing that helped us all to understand what was happening within her brain. No advice on how to communicate or set limits. No one telling me it wasn’t my fault. Chaos ruled our lives, exacerbated by loneliness.

NAMI Orange. Making a difference

I was introduced to NAMI Orange by a friend whose child was also struggling with a mental health diagnosis. We both signed up to take NAMI’s Family-to-Family class. This is apeer education program for family members of adults living with mental illness.”  Andrea was in the recovery stage of her illness at that time.  I didn’t really need the course, I thought. But maybe I could pick up a few helpful tips. Instead, what I experienced was life changing.

People with a common goal made up our class. We wanted to learn how to better understand and help our loved ones. NAMI gave us the tools to better understand the science behind mental illness. Further, we learned about symptoms and changes to behavior and personality. In addition, we were taught communication skills, crisis preparation plans and so much more. Finally, we became our own support group. We shared our stories and the challenges we were facing. Most importantly we understood what everyone was going through.

NAMI Orange is an all-volunteer organization. Family-to-Family teachers are peers who also have an adult family member living with a mental illness. Furthermore, they go through specialized training. So do facilitators of support groups and presenters of in-school programs. The dedication of these volunteers cannot be overstated.

Team Up For Hope – Teaming up with NAMI Orange

The Green Team believes in giving back to the community. Money was raised through Light up the Holidays for the Warwick Valley Humane Society and Warwick Playground Dreams. After a few years of doing holiday lights contests, it was decided to change to a basic fund-raising effort. The name suggested was Team Up for Hope. And we decided we would team up with NAMI Orange and NAMI Sussex.

As a result, we arranged a meeting with representatives of these organizations. The information they shared with us and their passion for NAMI made a lasting impression on us. Together we were determined to raise not only funds, but awareness. That included the webinar mentioned in the award, which you can view here.

In addition, Andrea told her story of living with mental illness and her journey to recovery in a second webinar.  Andrea concluded her story by performing an original song she had written about living with Bi-Polar Disorder. Sheila Sutton represented NAMI Orange again. She spoke to Andrea’s story. And Sheila also relayed the help that NAMI offers. Moreover,  Geoff  announced that Team Up for Hope had raised over $3,100 for NAMI Orange and over $1,500 for NAMI Sussex.  To view that webinar, click here.

Andrea is a believer in sharing her journey with others in hopes of helping end the stigma surrounding mental illness. And I share her story with her permission. Further, we both share our thanks to Geoff Green. He first met Andrea during the webinar. However, knowing her diagnosis, he never hesitated to interview her for a position at the Green Team. December 2019: The Buyer Stakes Are High Because Inventory Is Low

The reality of what we’re seeing this month is that homes are selling fast. In today’s strong seller’s market, bidding wars are common and expected with starter or entry-level homes.

In most areas of the country, first-time buyers have been met with fierce competition throughout their homebuying experience. Some have been out-bid multiple times before finally going into contract on a home to call their own.

Right now, inventory is the big challenge. Here’s what we know today:

According to the latest Existing Home Sales Report from the National Association of Realtors (NAR), there is currently a 3.9-month supply of homes for sale, which can drive this kind of hefty buyer competition. Remember, anything less than 6 months of inventory is a seller’s market.

Even though the month’s supply of inventory is not increasing, ironically, the number of homes for sale is. This means homes are coming up for sale, but they’re being sold quickly. So, what does this mean? If you’re a buyer, be sure to get pre-approved for a mortgage and be ready to make a competitive offer, so you can move quickly. Chances are, homes high on your wish list are likely going to go fast.

It is no coincidence that our Client Appreciation Day takes place just before Thanksgiving.This is the time of year we reflect on who and what we are grateful for. We express our thanks to family and friends. But it is also the time of year we want our clients to know how much we appreciate them. While our sales associates express their appreciation throughout the year, the Thanksgiving Pie tradition has become the highlight of the CAP program.
