Lucyann Tinnirello 2016 Momentum Builder of the Year

When Geoff Green told me I was being awarded the 2016 Momentum Builder of the Year Award and that he would like me to speak at our Awards Ceremony, I was thrilled but didn’t know where to begin. My research revealed that momentum means force and speed of an object through circumstances, kinda like us going through the different times of our lives.
February 26th, 2012 life as I know it was forever changed, I stood devastated and alone, really alone, my husband Johnny, my childhood sweetheart, best friend, lover, right arm, confidant was gone. I thought to myself, this was not supposed to happen, not now, not yet. We had much more to do together. But God had a different plan for us. My husband was gone, you know that saying “We plan and God laughs”, well it became my reality. From that day on I was just going through the motions, I was totally numb, he was not coming back. I tried everything to move on I even went to a bereavement group. Once there a man stood up, who had just lost his wife, and he said to me, “take baby steps and remember there is no right or wrong way to grieve it’s what works for you”. His words stayed with me, although I could not use them right then, I kept them close.
I was miserable, hard to be around, I didn’t even like me. So can you imagine what I did to others especially my children who were in their own pain losing their father whom they adored, I was a mess and they were frustrated with me and I wouldn’t listen? In my heart, I knew that everyone cared, but I didn’t. Heading down the road to destruction, poor health, poor finances and getting worse.
One day my son said to me “Mom we need you to get a grip, we don’t want to lose you too. We need you to get healthy and come back to us, your grandchildren need you even more now. I love my children more than life but the magic word was grandchildren. Realizing they were the only ones that put a smile on my face. I started thinking my grandchildren complete the circle of love Johnny and I created. I realized that he is still with me every day, in their smiles, gestures, and the fun that we have together. Now instead of tears I think of all the wonderful memories Johnny and created with our children and grandchildren this is what pulled me through.
Today I am addressing my health, my finances, and my relationships, I still have more to do but again baby steps. I now choose happily! So don’t forget to take time out to create memories with your loved ones because memories are more important than the material things in life.
Real estate what can I say, I love it, I must, being in it for 33 years. For my momentum and what a few things that I have learned along the way:
-
WIN: What’s Important Now.
-
It’s nice to be important but it’s more important to be nice.
-
Hoping and wishing are excuses for not doing
-
There is no one way to know before experiencing.

The best advice on how to sell your home is to think like a retailer …
The best advice on how to sell your home is to think like a retailer. First of all, what catches your eye about your favorite store? Is it the trendy clothing so artfully displayed in the window? Does that draw you in? Here is where you need to think curb appeal. I have had several buyers who have met me at a home and have refused to go in based on the “feeling’ they get from the outside.
Create Ambiance
Secondly, you need to create ambiance or a mood inside as well. What is the ambiance of your favorite cafe or store in town? How do they use lighting, color and furniture placement to create that ambiance (of course you don’t want your house looking like a coffee shop but you get the idea). You might not mind walking around the big oversize chair in the living room but it will give buyers the impression that the space is too small and cramped. Edit pieces of furniture to create better flow, leave the lights on if at all possible, and create a neutral color palette so buyers can see the details of your home and not your stuff.
Make It Beautiful
Lastly, retailers spend a good amount of time and money to draw you in and keep you there. They are trying to appeal to the masses and so should you. Most of us have a few unfinished projects like paint touch up, garden beds that need to be tended to and garages that need to be organized. I heard a statistic the other day when I was listen to Dave Ramsey and he said the return on investment of “fix-up dollars” is enormous when selling your home, especially when you spend $1000 or less. Think about how much paint (the best and most inexpensive way to update your home) and landscaping you could buy. Save Energy and Money

Save Energy and Money
You can save energy and money with a few simple fixes today! Like it or not, the cold weather is on its way, and there’s no time like now to begin preparing for it here in the Warwick Valley than by looking at ways to cut your energy usage in your home – and thus your expenses. As energy costs continue to rise, there’s no better place to begin to save energy and money then with the lighting in your house.
A recent report from the U.S. Department of Energy showing that an average household dedicates 10 percent of its energy budget to lighting and spends approximately $1,900 per year in total on utility bills. That adds up!
Changing your traditional incandescent light bulbs or CFLs (compact fluorescent lamps often recognized by their spiral design) to LED light bulbs will save not only energy, but also dollars off your electricity bill. The bulbs feature longer life spans than traditional light bulbs, while still emitting warm tones to make your home cozy with illuminating, comfortable light. Because LED bulbs consume far fewer watts to deliver the same level of brightness as traditional bulbs, they can save you energy and money daily by reducing that light’s energy use by up to 85 percent!
Making the switch to LED bulbs in your home is easier than you think. Quality LED bulbs can last between 15,000 and 40,000 hours depending on the bulb. This can amount to an approximate average of 25 times longer than traditional bulbs.
Five Reasons to Switch to LED Lighting Now:
Energy Savings: Most LED bulbs use 75 to 85 percent less energy than incandescent bulbs, which means savings for your energy bill and extra cash in your pocket.
Convenience: Long-lasting life spans of 22 to 36 years means you will only have to change the bulbs a few times in your lifetime – this means you won’t be bothered to replace a dimming bulb for decades at a time.
Versatility: LEDs come in all different shapes and sizes to fit any room or fixture in your home. The bulbs create a warm, natural illuminating light that set a comfortable ambiance of your choosing inside, and many can be controlled by a dimmer to cascade any amount of light within your rooms.
Save Money: According to the U.S. Department of Energy, replacing just 15 bulbs in your home with more energy efficient versions can save an average of $50 off your energy bill annually – or up to $1,800 on your energy bill over the course of your LED bulb’s lifetime.
Instant Lighting: Instead of waiting seconds or minutes for your lights to reach full brightness, LED lamps light up immediately to full brightness to illuminate your space.
So begin converting your home’s light bulbs to LEDs, and you’ll immediately start to see the savings both in energy and money on your next O&R bill!
How a “Green” house can save you money while protecting the environment

Energy Star
How a “Green” house can save you money while protecting the environment. When we think about going green, we usually mean protecting the environment. But a green or environmentally sound home can also save the green in your checking account.
The bottom line is you can save money by building a green-friendly house or making energy saving improvements to your home. And it’s not rocket science.
First of all, if you’re building, think carefully about all the empty space you may not need.
A smaller home is easier and less expensive to heat in winter or cool in summer. And, if it’s at all possible, select a site and face the house and the majority of the windows to get the most benefit from the sun in winter. Also, don’t forget that proper insulation is one of the most important considerations for reducing energy consumption along with fuel and electric bills.
If you’re already living in your home and how it faces the sun is not an option, there are other solutions.
Savings in fuel or electric power can help pay for the latest energy efficient windows such as those labeled “Energy Star.” And if you have wall to wall glass facing a deck and a great view, an awning will reduce the need for maximum air conditioning.
Solar energy, somewhat expensive at first, will also result in long-term savings. And there may be government grants, incentives and tax breaks to make that happen much sooner.
Less costly are energy efficient light bulbs along with simple green ideas like using the water from a rain barrel to water plants and the like.
