The Green Team Agent Spotlight is on Kristi Anderson.   

About Kristi…

Kristi joined Green Team New Jersey Realty in 2019, bringing with her over 18 years of experience. That year, she became a Captains Club award winner with $3-$5 Million in sales. In 2020, with $10.8 Million in sales, she was in the top 1.7% of all agents in Sussex County. In addition, she was named to the Green Team MVP Circle. Furthermore, Kristi received the New Jersey Realtors® Silver Circle of Excellence Sales Award that year.

And, with over $12 million in sales for 2021, Kristi has achieved Green Team’s new Platinum production level.
Kristi is now licensed in New York as well and has joined Green Team New York Realty.

The Broker-Realtor® is an Accredited Buyer’s Representative. In addition, Kristi has Short Sales and Foreclosure Resource Certification. This busy mom of four still finds time to volunteer with the Vernon Township School District’s SCA. She is also a dedicated, hardworking volunteer board member of the Vernon Chamber of Commerce.  What’s more, Kristi has also started volunteering for the Highland Lakes Community Ecology Committee.

Before entering the real estate profession, what did you do?

I was in banking for several years then I worked as an Account Service Representative for a pharmaceutical Data Company. It was interesting but sitting at a desk all day was just not my cup of tea. I love the diversity being a Realtor offers

How and why did you become a real estate agent?

I bought a house and thought the whole experience was really cool even though there were some bumps in the road and it took us 5 months to close. However, I went and got my license, and here I am 20 years later still loving it.

What do you like best about being a real estate agent?

The excitement of making people’s real estate dreams come true. I love the feeling I get every time!  There is nothing else like handing them the keys and seeing that big smile on their face.  Priceless!

What do you like least about being a real estate agent?

Telling a client disappointing news. Unfortunately, it happens in this business and you have to assist your clients through the triumphs and turmoil.

What was your most memorable/unusual real estate transaction?

My client was buying a property and there was a discrepancy in the land of about 2 acres. The attorney notified everyone at closing and they decided to sue each other and we went to court. The judge said this is a joke and told the sellers you will sell the property to these buyers at this price and that is it. A month later we closed. They happily still live there.

What is it like being part of the Green Team?

There is always someone there to help and their client appreciation program does not compare. I love seeing the smile on my client’s faces when I hand them their Thanksgiving pie

How would family and friends describe you?

Hardworking, tenacious, easy to talk to, problem solver, dedicated, sincere, transparent, and most importantly honest!

What is your proudest accomplishment?
When I was in banking they had a program for employees that if you went above and beyond for a customer it would be made into a commercial. I had a client come in after hours and he needed to cash his check and was flying out early in am. I basically took his check and cashed it out of my account through the ATM. He informed my manager and we made a commercial and it was on national TV. They even played during the World Series.

What does “home” mean to you?

Home means family to me. A place where you feel safe, where you belong. Where you feel stable and secure.  Homes is the base of where memories begin. 

What advice would you give to someone thinking about selling their home?

There is no better time to sell Covid has really made people appreciate the value of owning a home which has helped the values rise.

What advice would you give to someone thinking about buying a home?

Real estate is the best investment you can make. Not just financially, emotionally also. It is yours and you should be proud of that accomplishment. Rates are still low, so I would get in before they go up.

What advice would you give to your younger self?

Work smarter not harder. Get your license sooner. lol

2021 Circle of Excellence Awards

Green Team New Jersey Realty is proud to announce its 2021 Circle of Excellence Awards recipients.

According to NJ  Realtors®, the NJ Realtors® Circle of Excellence® Sales Award® recognizes those members who have demonstrated excellence in the field of salesmanship”

The 2021 Circle of Excellence Awards levels are:

  • Platinum: $20 million and 30 units minimum, or 125 units
  • Gold: $12 million and 25 units minimum, or 90 units
  • Silver: $6.5 million and 20 units minimum, or 70 units
  • Bronze: $2.5 million and 15 units minimum, or 30 units”

Most noteworthy, this is the first year Green Team New Jersey Realty has had a sales associate in each of the four categories.

Green Team New Jersey’s NJ Realtors® Circle of Excellence® Sales Award® recipients are:

Keren Gonen s the first to reach the Platinum Level for more than $20 million in sales.  Kristi Anderson achieved Gold Level, with over $12 million in sales.

Green Team 2021 Awards

Geoff Green, President of Green Team Realty, summed up the unique challenges of 2021.

“It was a culmination of two of the most difficult years in the history of our industry and our Agency.  Yes, the market has been sizzling, and yes lots of our Sales Associates had their best years of production ever. 4th Quarter 2021 Sales Leaders

Green Team Realty has announced its 4th Quarter 2021 Sales Leaders. Tiffany Megna is the Green Team New York Realty 4th Quarter 2021 Sales Leader.  Rounding out the top three are Dean Diltz and Jennifer DiCostanzo. Keren Gonen of Green Team New Jersey Realty is once again Quarterly Sales Leader, Rounding out the top three are Kristi Anderson and the team of Charles Nagy and Ted Van Laar.

Tiffany is most often described by clients as honest and passionate.  She combines that passion with her tenacity, and work ethic to benefit her clients. . Tiffany has sold homes in all price ranges. For instance, she’s sold starter homes and high-dollar estate properties to condominiums and investment properties. Most importantly, as a Realtor, her first priority is to make her clients happy. She listens to her client’s wants and needs to achieve the best outcome in every transaction. And, she strives to ensure that the buying or selling process is fun, easy, and stress-free. In 2021, Tiffany earned a spot in Top Agent Magazine for her stellar example of being a prominent leader in real estate. Furthermore, Tiffany achieved Green Team’s Platinum Award, for $10 to $15 million in sales volume for 2021.

Geoff Green, President of Green Team Realty, had this to say about Tiffany:

“2021 was a banner year for Tiffany Megna.  Not only did she win the Green Team New York Realty 4th Quarter Sales Leader Award, but she also finished 2021 in second place, which means she climbed 4 spots from 2020.  Remarkably, this is the first time that Tiffany has won the quarterly sales leader award.  That said, I am sure this will not be her last!  Great job Tiffany.  Here is to a very bright future!”

Keren Gonen, Green Team New Jersey Realty

Born in Israel, Keren moved to the USA in her early teens.  She has a true passion for living a balanced life and helping others. For instance, she has been a foster parent for animal rescues. Furthermore, she volunteers for different charities. Keren firmly believes your location directly affects your happiness and enjoyment of life. She also believes that moving should not be looked at as an obstacle but as a new adventure.  And, because of this belief, Keren enjoys assisting others in buying or selling their home.  Thus, she helps them to achieve the type of lifestyle they desire and require to lead a balanced and happy life.

This is the 7th consecutive quarterly sales leader award for Keren Gonen. Not surprisingly, Keren is the first to obtain Green Team’s newly created Sapphire Award for $20 to $30 million in sales volume. When asked about how she had accomplished this, she replied:

“I truly care about my clients and their well-being. That’s why they keep coming back and giving me referrals. I treat buyers and sellers the way I would want to be treated. And, it’s also because I believe in hard work. Of course, I couldn’t accomplish all this without a great support system at home. My partner and my sons are fabulous, helping out any way they can.”

Geoff Green had the following words for Keren:

“A true professional who never lets up.  If Keren Gonen was a term listed in the dictionary that would be her definition.  This is the 7th straight quarterly sales leader award for Keren.  Quite an accomplishment, but not a surprise.  Way to go Keren.  Keep up the great work!”

2021 Summer Social

Green Team Summer Social – A Time to Celebrate

It’s been a while since our Green Team family has been able to be together. The 2020 Green Team Summer Social was canceled due to the pandemic. The annual Awards Ceremony took place on Zoom.  COVID-19 has had the world adjusting to a new normal.  In addition to the physical effects of COVID-19, many small businesses and industries have been impacted negatively.  However, the impact on the real estate market was just the opposite. Sheltering-in-place led many to reconsider what their needs were in terms of home. Remote learning, remote working, and the need for privacy as well as communal space had many urban dwellers seeking homes that would accommodate their needs. Many decided to move to suburban and rural areas, including here in Orange and Sussex Counties.  Despite all of the regulations and restrictions governing the real estate industry in New York and New Jersey, business was booming and our Green Team sales associates rose to the challenges.

Now, it is a time to come together once again as the Green Team Family. On July 24 at 4 p.m. we’re gathering at beautiful Spring Brook Farm in Warwick, NY.  We’ll have a chance to reconnect with colleagues and meet new members of the Green Team family, as well as some of our sponsors. Of course, we’ll get to meet their family members, too! There will be lots of food, and games, as well as fun with a purpose.

Team Up for Hope with us!

For those of you not familiar with Team Up for Hope, it is a 501(c)(3) non-profit organization created by Geoff Green and Amy Green. It is an all-volunteer organization with a team of Green Team Sales Associates and staff lending their time, efforts, ideas, and passion for its mission.  TUH seeks to address the impact of mental illness, drug use, and suicide in our communities. We do that by raising funds for and awareness of the local non-profit organizations at the forefront of these crises. However, we also want to do our part in ending the stigma that goes along with mental health diagnoses, drug use, and suicide. We do this by collaborating with experts from organizations and private practice who share their knowledge and expertise through the webinars we produce.

The 2021 Summer Social is also a fundraiser for Team Up for Hope.  There will be a 50/50 raffle – and the winner must take the cash! We’ll have t-shirts for sale. Perhaps best of all, there will be a dunk tank. And, Geoff Green has graciously volunteered to be dunked to raise money for Team Up for Hope. We’ll have representatives from the National Alliance on Mental Illness (NAMI) Orange and Sussex County affiliates, who will talk to us about the important work being done by their organizations.  Daniel McQuade, local artist, sculptor, photographer, and mental health advocate will also be joining us.  Donations to Team Up for Hope are distributed to NAMI Orange and NAMI Sussex, as well as to other local organizations.  So, come prepared, cash in hand, to support Team Up for Hope.

March 2021 Housing Market Update

Overview of the real estate market on the national level

Geoff Green, President of Green Team Realty, began the update with a quote from Lawrence Yun, Chief Economist at NAR:

“Home sales could possibly reach 8 million if we had more inventory… Mortgage rates should remain very low throughout 2021, although we may have seen the lowest already.”

As shown in this graphic, foreclosure activity is minimal.

Geoff pointed out that with the job loss and economic woes resulting from the pandemic, you would expect the number of foreclosures to be much higher. According to DS News,

“About 325,000 people will exit the forbearance program over the next six to nine months without a plan in place. Some – but probably not all – of those loans will likely default.”

The continuing saga of low inventory – and the Sellers Market

Year-over-year changes indicate that this is a great time to sell. Inventory is so low, if you are thinking about getting your house on the market, now is the time to do it!

3rd Quarter 2020 Sales Leaders

3rd Quarter 2020 Sales Leaders for Green Team Realty have been announced. They are Jennifer DiCostanco for Green Team New York Realty and Keren Gonen of Green Team New Jersey Realty.

“Jennifer and Keren – Two big names in the Orange & Sussex County Real Estate business.  It’s not easy to be the third quarter sales leader because it’s the biggest production quarter of the year for Realtors.  Those who place the highest in Q3 are usually the annual winners as well.  Both Jennifer and Keren are perennial All Stars in this industry and for good reason.  They both work extremely hard in and on their businesses, and they both have exceptional reputations with their clients.   Congratulations to both ladies and I have to say that I won’t be one bit surprised to see both of them do it again year after year.”

This is not the first Sales Leader Award for Jennifer DiCostanzo. She has been the Yearly Sales Leader since joining Green Team in 2015. In addition, she was 1st Quarter Sales Leader for 2020. Jen received the MVP Award in 2017 for more than $10 Million in sales. In 2019 she received that award for more than $12 Million in sales. She attributes her success to steadfast dedication to each of her clients. Furthermore, she has a plethora of knowledge and experience which is evident in each transaction and results in creating strategic approaches and facilitating solutions. Jen had this to say about achieving 3rd Quarter Sales Leader:

“Thank you to my clients and colleagues. We adapted to covid protocols and worked together safely during the strongest sales quarter of the year, during pandemic times.”

This is not Keren Gonen‘s first time as a Sales Leader, either. This is her fourth time as Quarterly Sales Leader. Most recently, she was named Sales Leader for the 2nd Quarter of 2020. And in 2017, the year Keren started at Green Team New Jersey Realty, she was Yearly Sales Leader.

Keren said the following about her latest achievement:

“I was given this opportunity to say a few words about this achievement and although I am grateful for being in this place, at this time, I would like to say the following: I know how scary this time is for all of us.  America is in turmoil, due to Corona, The Elections, The Economy, Our rights and Freedom and so much more.  It is this uncertainty, now more than ever, that reminds us that our safe haven is our HOME.  This is the reason for the spike in sales in Real Estate. We all want to feel SAFE.  It is now, more than ever, that we look inside our homes and our hearts and decide what is important and what is not.  It is now that we must all come together, not fall farther apart.  To those who have chosen me as the one to accompany them on this journey, I am grateful.  I hope that I have made, at least in part, your need to relocate a bit easier, a bit less stressful, and that I contributed some peace in these difficult times. We’re Up, Up, and Away

Green Team Realty Sept 2020 Housing Market Update

July marked ten straight months of year-over-year gains in price. In addition, we have first time ever, national median home prices breaching the $300,000 level. With the easing of lock-down regulations, showing traffic is now way up, year over year.  Mortgage applications, year-over-year, are also popping. Realtor.com’s chief economist says that inventory is down 38%.

Demand is way up, supply is way down

Builder confidence is also growing. It tied its highest reading in NAHB/Wells Fargo Housing Market index’s 35-year history. However, lumber prices have more than doubled since mid-April. The pricing of lumber should come back down, based on supply issues as opposed to supply and demand.

Housing affordability

The housing market is about affordability as opposed to just pricing. While prices continue to go up, mortgage rates have been going down. Thus, lower mortgage rates make buying a home more affordable.
