Meet Alize Vazquez — BHGRE Green Team’s Newest Agent at the Warwick Office

Alize Vazquez has moved more than most people do in a lifetime. Six times, all across New Jersey — Paterson, Wayne, Verona, Hawthorne, and eventually Vernon. Each move taught her something. Not just about packing boxes or finding shortcuts to the grocery store, but about what it actually feels like to leave a place behind and figure out how to make a new one feel like home.

That experience is exactly why she got into real estate.

“I rented all my life yet that never stopped each place from being a home,” she says. “I want to help people find their community and find them something they can call home.”

Rooted in Vernon, Working in Warwick

Alize moved to Vernon, NJ about three years ago when her family was ready for a change from the more urban areas they had lived in before. The scenery stuck. The community stuck. The trails, the local events, the pace of life, all of it kept her here.

Today she lives in Vernon and works in the Warwick area, a stretch of the Hudson Valley and Skylands region she has spent the past few years getting to know well alongside her partner Jasmine. She knows what draws people to this area and what keeps them once they arrive.

That local fluency matters more than most people realize when choosing an agent. Alize is not learning the market from a map. She is living in it.

A Background Built on Service and People

Before real estate, Alize spent time in food service, and she is quick to point out how much that work shaped her. In a kitchen or behind a counter, detail matters. How you treat people matters. The atmosphere you create matters.

“I learned how important a friendly atmosphere and welcoming personality affects your community and potential clients,” she says. She also picked up experience in coding through work with a startup, giving her a comfort with technology that carries into how she stays organized and connected with clients.

She graduated from Vernon High School in 2024, making her one of the newer voices on the team but her perspective on what people need from a home, and what it costs emotionally to move, is anything but inexperienced.

How She Found Green Team

Alize did not come to BHGRE Green Team through a job listing or a website. She met Tom Folino, a fellow Green Team agent, while working at a local cafe. He saw something in her. They built a relationship. That relationship gave her the confidence to get her license and take the next step.

“Everyone has been extremely welcoming as well as knowledgeable,” she says. “I enjoy being around others who are uplifting and appreciate the efforts put in to make Green Team a friendly environment.”

What drew her in as a new agent was the mentorship program, the quality of training, and an environment where she actually felt supported. Those are not small things, especially when you are starting out.

The Way She Thinks About Homes

Ask Alize what drives her and she will tell you it is community.

“I find community to be one of the most underrated parts of self growth,” she says. “Your life is influenced by what you are around. I believe everyone should be able to find the environment that they flourish in most.”

That shows up in how she thinks about the work. Whether a client is drawn to the quietness of the Skylands, the energy of a city, or somewhere in between. Alize believes there is a right fit for every person, and her job is to help them find it.

She also brings a genuine interest in financial literacy and personal finance to her work. She understands assets, leverage, and loans, and wants to help clients not just find a home but understand the financial decision they are making when they do.

And she knows the emotional side too. Moving is stressful. It is also exciting. She has felt both, more than once.

“From the stress of moving to the happiness of a new chapter,” she says. “I want to help make the process as smooth as I can possibly make it.”

Outside of Work

When she is not working, Alize is out in the community. Car shows, festivals, anything that gets people out the door, she is there. She is also looking to get into volunteering in the near future, continuing to build the kind of local presence that has always mattered to her.

Meet David Mateo — Vernon’s Newest BHGRE Green Team Agent

Some people come to real estate through open houses and sales figures. David Mateo came through 17 years of managing properties across New York City.

That background matters. As a property manager, David spent nearly two decades understanding what makes a home work. Not just how it looks, but how it holds up, how it functions, and what it takes to keep things running well for the people who live there. That kind of experience does not come from a textbook.

Now, David is channeling that foundation into a career in real estate sales, joining BHGRE Green Team at the Vernon office in Sussex County, NJ.

From New York City to Vernon Township

Three years ago, David made a move that a lot of people think about but never follow through on. He left New York City for Vernon Township, NJ, looking for more space, a slower pace, and a stronger sense of community.

He found all three.

“I’ve really come to appreciate the balance of being in a quieter area while still having convenient access to New York,” he says. “The move allowed me to build deeper connections within the local community.”

That connection is not just something David talks about. He shows up at local events, community festivals, farmers markets, and town celebrations. He knows the area not as a newcomer looking in, but as a resident who has put down real roots here. His daughter Alaiah attends Lounsberry Hollow Middle School in the Vernon Township school district. His family, including his wife Aury, their daughter, and their maltipoo Chloe, are part of this community.

When buyers ask him what Vernon is actually like to live in, he does not have to guess.

A Professional Background Built on Property and People

Before real estate, David spent 17 years as a property manager in New York City. He holds a degree in liberal arts and a property management certification, and he has personal experience as a property owner and investor. He is currently in the process of selling one of his own investment properties.

That combination gives him a perspective most newer agents do not have. He understands leases, maintenance, tenant relationships, building operations, and the financial side of owning property. He knows what buyers and sellers are actually walking into because he has lived it himself.

His professional skills are direct and practical: clear communication, strong customer service, calm problem solving, solid time management, and a genuine ability to network and build long-term relationships. He is organized, self-motivated, and comfortable using digital tools to stay on top of transactions and client needs.

Summer is here, and so are motivated buyers. The June 2026 housing market data across our four counties shows a clear trend:
inventory is rising, demand is strong, and well‑priced homes are still selling fast — often above asking.

Below is a county‑by‑county breakdown optimized for search visibility and seller clarity.


Orange County NY Housing Market – June 2026

Median Sold Price: $496,500
Months of Inventory: 4.67
Sold‑to‑List Price Ratio: 99.2 percent
Median Days in RPR: 54

Orange County recorded the largest price increase this month. The median sold price rose 16.82 percent, which shows strong buyer demand rather than seasonal fluctuation. Inventory increased 7.11 percent, yet homes continued to move. Median days in RPR dropped to 54, so buyers are still acting quickly.

Because the sold-to-list ratio is 99.2 percent, sellers are landing close to asking price. This suggests a market that is becoming more balanced. As inventory grows, accurate pricing becomes even more important. When a home is priced too high, it often stays on the market longer.

Key takeaway: The window for sellers is open, and preparation matters more each week.


Rockland County NY Housing Market – June 2026

Median Sold Price: $755,000
Months of Inventory: 3.57
Sold‑to‑List Price Ratio: 101.1 percent
Median Days in RPR: 27

Rockland County continues to be the fastest-moving market in the region. Homes are selling in 27 days on average, which is a sharp drop from the previous month. Since buyers are moving quickly, sellers are receiving strong offers. The sold-to-list ratio of 101.1 percent shows that many homes are selling above asking.

Although inventory increased 7.85 percent, demand remains strong. Because of this, sellers who price confidently and prepare their homes well often see immediate interest.

Key takeaway: The first week on the market is critical. A strong launch leads to a strong closing.


Sussex County NJ Housing Market – June 2026

Median Sold Price: $477,500
Months of Inventory: 2.72
Sold‑to‑List Price Ratio: 103.7 percent
Median Days in RPR: 20

Sussex County remains one of the most competitive markets in this report. Prices increased 7.91 percent, and inventory remains tight at 2.72 months. Homes are selling in only 20 days, and buyers are paying above asking at an average of 103.7 percent.

Inventory rose 11.93 percent, yet new listings are being absorbed quickly. This shows that demand is still outpacing supply.

Key takeaway: Sellers have leverage, but success depends on pricing, timing and presentation.

Passaic County NJ Housing Market – June 2026

Median Sold Price: $585,000
Months of Inventory: 2.92
Sold‑to‑List Price Ratio: 104.5 percent
Median Days in RPR: 21

Passaic County leads the region in competitiveness. The sold-to-list ratio of 104.5 percent shows that buyers are consistently offering above asking. Homes are selling in 21 days, and inventory increased 15.87 percent. Even with more homes available, demand remains strong enough to keep prices rising.

Because buyers are acting quickly, sellers who prepare their homes well often receive multiple offers. Homes that are not positioned correctly may sit long enough to raise concerns.

Key takeaway: This is the strongest seller environment in the report, but strategy still determines the outcome.

May 2026 Housing Market Update: What the Numbers Are Telling Us Across Our Four Counties

Spring 2026 has been a study in contradictions. More homes are on the market. Buyers are hesitating. And depending on which county you’re watching, you’re seeing very different stories play out in the data.

Every month, our team pulls housing market statistics for the four counties we serve: Orange County, NY; Rockland County, NY; Sussex County, NJ; and Passaic County, NJ. This month’s numbers are worth sitting with, because they reveal a market that isn’t moving in one direction.

Here’s what we’re seeing.

Orange County, NY: Inventory Is Building. Speed Is Slowing.

Median Sold Price: $425,000 | Months of Inventory: 4.05 | Sold-to-List Price: 99.4% Median Days in RPR: 58

Orange County remains the most balanced of our four markets, but that balance is shifting. Inventory climbed 8.04% month over month, which tells us more sellers are entering the market. Homes are also taking longer to sell. At 58 median days in RPR, properties are sitting longer than they were even a month ago, down 41.18% in pace.

The sold-to-list ratio of 99.4% is still strong. Sellers are getting close to asking. But with inventory growing and days on market extending, buyers in Orange County are getting more time to think.

For sellers: pricing correctly from day one matters more now than it did six months ago. With more competition on the market, overpriced listings are getting passed over.

Rockland County, NY: Tight Inventory, But Prices Are Correcting

Median Sold Price: $653,520 | Months of Inventory: 3.13 | Sold-to-List Price: 99.7% | Median Days in RPR: 43

Rockland County carries the highest median sold price of the four counties at $653,520, but that number dropped 9.86% month over month. That’s worth paying attention to. Inventory jumped 16.36%, the largest month-over-month inventory increase across all four counties. More homes are coming onto the market, and buyers appear to be negotiating harder.

Days in RPR came in at 43, and that number actually ticked up 7.5% from last month. Homes are moving, but not quite as fast.

The sold-to-list ratio held at 99.7%, so sellers are still getting very close to asking price. But with a nearly 10% month-over-month price drop, the market is signaling that the peak may have passed for now.

For sellers with higher-priced homes in Rockland: presentation, condition, and pricing strategy are doing more work than the market is right now.

Sussex County, NJ: The Most Competitive Market Right Now

Median Sold Price: $442,500 | Months of Inventory: 2.24 | Sold-to-List Price: 102.3% | Median Days in RPR: 23

Sussex County, NJ is the hottest market in our footprint. Homes are selling in a median of 23 days, buyers are paying 102.3% of list price on average, and inventory sits at just 2.24 months.

Every one of those numbers points to a seller’s market with real competition among buyers. When homes are selling above asking price this consistently, it means multiple offers are common and buyers are waiving contingencies to compete. Median sold price rose 5.8% month over month to $442,500, and inventory ticked up 14.87%.

Even with more listings coming onto the market, the pace hasn’t slowed. That’s what a genuine seller’s market looks like.

For sellers in Sussex County: if your home is priced right and presented well, this market rewards you.

Passaic County, NJ: Buyers Are Moving Fast and Paying Over Ask

Median Sold Price: $585,000 Months of Inventory: 2.33 Sold-to-List Price: 103.8% Median Days in RPR: 22

Passaic County mirrors Sussex County’s competitive conditions but at a higher price point. The sold-to-list ratio of 103.8% is the highest across all four markets, meaning buyers are regularly paying thousands above asking price to win homes.

At 22 days median time in RPR, homes in Passaic County are moving faster than anywhere else we track. Inventory is low at 2.33 months, up 19.49% from last month, and while median sold price dipped 1.68%, it’s still holding strong at $585,000.

The story here is buyer urgency. Rates are above 6%, economic uncertainty is real, but buyers who want to be in Passaic County are not waiting.

For sellers in Passaic County: the conditions are strong. The question is whether you’re positioned to capture that demand.

What This Means If You’re Thinking About Selling

 

The macro picture is familiar: mortgage rates are hovering around 6.37%, up from the February dip to 5.98%. New listings across the region are up year over year, but units sold dropped 11.9% in April. Buyers have more to choose from, and they’re taking their time in some markets.

But look at our four counties and the picture gets more specific.

If you’re in Sussex or Passaic County in New Jersey, the market is working in your favor right now. Homes are selling fast and above asking price. If you’ve been on the fence about listing, the data supports moving.

If you’re in Rockland County, the market is still strong, but it’s shifting. Pricing and presentation are doing more work than they were three months ago.

If you’re in Orange County, you have time to plan, but that window isn’t unlimited. More inventory means more competition for your home.

The difference between a strong sale and a home that sits often comes down to strategy. That’s not a pitch. It’s what 20-plus years of transactions across these markets will tell you.
