A night to remember after a year we won’t forget!
Green Team’s 2021 Awards Ceremony was held on Friday evening, April 1, at Crystal Springs Resort in Vernon. Celebrating together was especially meaningful, after two years of virtual events. COVID-19 created challenges, however, it also created opportunities. Green Team Sales Associates worked non-stop throughout the pandemic. Furthermore, they had to adhere and adjust to ever-changing COVID regulations while meeting the demands of the market; in so doing, many Green Team Associates achieved their personal best in sales. Thus, new categories of Sales Volume Levels were created. For all categories, Green Team New York/ New Jersey Realty recognizes the dedication, determination, and excellent client service that resulted in these sales volumes. These sales volumes resulted in Green Team New York Realty being #1 In Warwick NY. And Green Team New Jersey Realty #1 in Vernon NJ.

Not only is Keren Gonen the 2021 Yearly Sales Leader, but with over $22 Million in sales, Keren is the first Sales Associate to reach the Sapphire level. This new level was created to recognize those with a sales volume of $20 to 30 Million. It is no surprise that Keren has earned this recognition.

Jennifer DiCostanzo has been the yearly sales leader every year since joining Green Team New York Realty in 2016. In addition, she became the first Green Team Sales Associate to receive the MVP award for over $10 million in sales. In fact, Jen has achieved MVP status three times to date. She even surpassed these achievements with a sales volume, for the 3rd Quarter of 2021, of over $10 Million; she is now the first to achieve the Diamond level, for a sales volume of $15 to $20 Million.
Jen is among the top 20 selling agents in Orange County for 2021, which puts her in the top 1%. She is a Sales Representative Specialist and Accredited Buyer’s Representative. In addition, she has achieved Pricing Strategy Advisor and Seniors Real Estate Specialist designations. Jen has been featured in Top Agent Magazine. Furthermore, Jen has been named a Real Estate All-Star by Hudson Valley Magazine for the past two years.

The Inside Sales Associates play an integral part in providing leads to sales associates. The Green Team ISA Team is Giovanni Lasalandra, Director of Business Development; Kevin Many, Sandra Medina, and Jimmy Cosenza.

Team Up for Hope
Geoff asked the Board of Team Up for Hope, a non-profit organization he co-founded and chairs, to talk about what the organization has accomplished. Team Up for Hope is made up of an all-volunteer group of Green Team sales associates and staff. Locally, the organization addresses the challenges of mental health, drug use, and suicide by raising money for non-profit volunteer organizations at the forefront of addressing these issues. Team Up for Hope also produces webinars that bring in experts and advocates to provide knowledge, resources, and answer questions on these issues.
Globally, as the invasion of Ukraine began, Team Up for Hope began raising money for a relief organization in Poland assisting the refugees and will continue to do so. A webinar is planned with that organization so that we can all see the many needs that exist. Geoff Green, President of Green Team Realty, summed up the unique challenges of 2021.
“It was a culmination of two of the most difficult years in the history of our industry and our Agency. Yes, the market has been sizzling, and yes lots of our Sales Associates had their best years of production ever. However, it all came at a cost. Our Sales Associates worked boldly through a pandemic. They endured countless bidding wars, many of which they didn’t win. They counseled their clients through an endless amount of phone calls to help them not be deterred from attaining their vision of becoming a homeowner. Green Team Realty 2020 Sales Awards
Geoff Green, President, welcomed everyone to the Green Team Realty 2020 Sales Awards. Normally, the annual sales award event is held at the Warwick Valley Country Club, with a band or D.J., plenty of food and drink, and lots of good spirits and comradery. However, the pandemic has required creative alternatives. Therefore, Geoff and Green Team Marketing Director Andrew Clough decided to put together an event on Zoom. The Awards Ceremony was divided into three webinars, with Sales Awards being the first, on February 10. The following night celebrated the Team Player and CItizen of the Year Award Winners. Finally, on February 12, Geoff announced the recipient of the Momentum Builder Award.

2020 was a challenging year for all, but Green Team sales associates faced some unique situations. As independent contractors, they do not receive salaries or benefits, such as health insurance. Further, they have had to adapt to ever-changing state restrictions and regulations on the real estate industry. As the pandemic wore on, many city-dwellers decided to move to suburban and rural areas, including Orange and Sussex Counties. Sales associates had to adjust to different ways of helping clients buy or sell homes while making sure that everyone stayed safe. Many of our sales associates rose to the occasion, and we honor them here.
The MVP Circle Award
This year four sales associates became members of the MVP Circle, each achieving over $10+ Million in sales volume.
Keren Gonen is in the top 20 of all agents in Sussex County, with $17.8 Million in sales in 2020. She is a three-time Citizen of the Year award winner, as well as 2017 Team Player award winner.
Jennifer DiCostanzo is ranked #13 in Orange County. She has been the yearly sales leader for the past 5 years. In addition, she was the first sales associate to receive the MVP Circle Award. In fact, this is her third time receiving this award. Jen has also been a three-time Citizen of the Year award winner.
Kristi Anderson joined Green Team New Jersey Realty in 2019. She became a Captains Club award winner in 2019. Now, with $10.8 Million in sales, she is in the top 1.7% of all agents in Sussex County for 2020.
Nancy Sardo joined the Green Team in 2015. She is a two-time Presidents Club Award Winner. With $10.4 Million in sales volume for 2020, she is in the top 1.5% of all agents in Orange County for that year.

Green Team 2019 Awards Ceremony Looks Back at Momentous Year
Agents and staff of Green Team Realty gathered together on January 17 for their 2019 Award Ceremony. Warwick Valley Country Club was the perfect place to celebrate a year that was momentous in many ways.
2019 – A Year to Remember
According to Geoff Green, President of Green Team Realty, the “Green Team 2019 Awards Ceremony is all about appreciation for our Sales Associates. They are the ones out there in the field doing the hard work of listing and selling homes. This is a tough business that puts many demands on their time and resources. The Green Team Award Ceremony is a way to say thank you, highlight their achievements, and get them ready for another busy year.”
Geoff welcomed everyone and outlined some of the year’s milestones. Once again, through dedication, hard work, support, creative marketing, and consistent training programs, many Green Team Sales Associates saw their businesses grow.
Green Team #1 In Warwick and Vernon for Sales Volume and Units Sold
It was with great pride that Geoff announced Green Team was #1 in Warwick and Vernon. Green Team New York Realty (“GTNYR”) was #1 in Warwick for sales volume and units sold. Furthermore, Green Team New Jersey Realty (“GTNJR”) was #1 in Vernon for sales volume and units sold for the second year. Both did well in their respective counties, too. GTNYR was #8 out of 385 real estate offices in Orange County. And they were #9 out of 385 in terms of units sold. GTNJR was #8 out of 388 in terms of sales volume in Sussex County. And it was #6 out of 388 in terms of units sold.

And what makes the award presentations so special is the support and pride that the whole Green Team family shows to the recipients. This year Green Team Realty had a special presenter. Geoff’s wife, Laura, announced the winners in each category. She was aided by Donna Roberts, Green Team’s Agent Service Manager for the Vernon office, and event planner extraordinaire.
MVP Award
Jennifer DiCostanzo received the MVP Award for over $12 Million in sales for 2019. Jen, the first and only recipient of this award, also achieved the MVP in 2017 for over $10 Million in sales. Geoff Green had this to say about Jennifer: “While everyone can stand back and marvel at Jennifer’s accomplishments, what truly is the reason for her success is her work ethic. No one takes their business more seriously than Jennifer. She is a true professional in every sense of the word, and she works hard for everything she receives. The Momentum Builder Award
Every year Geoff Green selects a sales associate who has demonstrated hard work and determination while overcoming obstacles. Someone who has come through a tough spot in life and turned challenges into great success; not just in real estate but in life. A person who shows no signs of going backward. Because it’s all about building momentum towards a brighter future. This year’s Momentum Builder was Denise Schmidt, and there was not a dry eye in the house when Denise’s daughter, Dana came up to receive the award on her mother’s behalf.
Denise passed away suddenly in 2019, leaving family, friends, and co-workers in shock. She was much loved and is missed by all. Dana spoke movingly about Denise and her legacy. As a loving, hardworking single mom, Denise did whatever it took to provide for her family. In addition to being a sales associate with Green Team New York Realty, she was also a bus driver for the Warwick Valley Central School District.

Citizen Of The Year
Recipients of this award are nominated by their co-workers. Both have made outstanding contributions to our local communities. This is the fourth year in a row that Jen DiCostanzo has been named Citizen of the Year by Green Team New York Realty. Jen originated Light Up the Holidays for Green Team to raise funds for local charities. The program evolved into Team Up for Hope, an initiative to raise funds and awareness of local organizations working in the fields of mental health, substance abuse prevention, and suicide prevention.
Keren Gonen has been named Citizen of the Year by her peers at Green Team New Jersey Realty for the third year. Keren has been instrumental in raising funds for local charities. She is also extremely active in Team Up for Hope.
These women truly believe in giving back to the community and put in the time, effort, and commitment to make things happen.
Team Player Award
Recipients of this award are deemed the most reliable, positive and dependable. Furthermore, they work well with others and have great problem-solving skills. It is no coincidence that the award went to the Agent Service Managers of each office. Andrea Wynn was voted Team Player by her peers in the Warwick office. And Donna Roberts was voted Team Player by her co-workers in Vernon.
In addition to her position as ASM of the Vernon, NJ office, Donna is a talented Event Planner and Coordinator. Her skill was evident in the many details of the Award Ceremony on display.

Green Team New Jersey Realty’s 2019 Circle of Excellence Award Recipients
There was a lot to celebrate at the NJ Realtors Awards luncheon on March 4, 2020. New Jersey Realtors® Circle of Excellence® Sales Award® recognizes members who have demonstrated excellence in salesmanship. And, just as in years past, several members of Green Team New Jersey Realty were recognized.

Green Team New Jersey Realty’s Circle of Excellence Award Recipients were all smiles as they accepted their awards.
Silver

Charles Nagy and Theodore Van Laar received Silver Awards for $6.5 million and 20 units minimum. This is not Charlie and Ted’s first time receiving Circle of Excellence Awards. Since 2014 they have been in the Circle of Excellence multiple times. And since the creation of Green Team New Jersey Realty, this is their 3rd consecutive year.
Bronze
Further, receiving the Bronze Award for $2.5 million and 15 units minimum, were: Barbara Tesa, Kristi Anderson, Keren Gonen, Alison Miller, and Heidi Hyland. Unfortunately, Heidi was unable to attend the awards luncheon, but her co-workers/friends made sure that she received her award.
A History of Achievement
Most of these Sales Associates from Green Team New Jersey Realty have received Circle of Excellence Awards in the past. In addition, this group of high achievers received additional awards at Green Team Realty’s 2019 Awards Ceremony. Charles Nagy, Ted Van Laar and Karen Gonen received the President’s Club Award. That was given for achieving a sales volume of $5 to $10 Million. And the team of Charlie and Ted was awarded Yearly Sales Leader. Alison Miller, Barbara Tesa, Heidi Hyland and Kristi Anderson received the Captain’s Club Award, for $3 to $5 Million in sales volume. Ann Nussberger and Cathie Witte, also shown in the photo below, received Honorable Mention for sales of $1.5 to $3 Million. It’s not surprising that Green Team New Jersey Realty is #1 in Vernon. And this is the result of both sales volume and units sold.

Geoff Green, President of Green Team Realty, and Amy Green, Vice President of Mortgage Lending, Guaranteed Rate, celebrated with the award recipients. And the pride they took in the Circle of Excellence award recipients was obvious. This was an occasion to celebrate achievement – and friendship. A true circle of excellence.

There is a lot to celebrate over at Green Team Realty. The numbers are in for 2019. And Green Team New York Realty is #1 in sales volume and units sold versus all other real estate offices based in Warwick. Green Team New Jersey Realty is #1 in sales volume and units sold versus all other real estate offices based in Vernon. Further, this is the second year that GTNJR was #1 in Vernon.
The numbers are great county-wide, too
Green Team New York Realty did great versus all other real estate offices in Orange County:
- We were #8 out of 385 in terms of sales volume
- And we were #9 out of 385 in terms of units sold
Green Team New Jersey Realty had similar success compared to all other real estate offices in Sussex County:
- We were #8 out of 388 in terms of sales volume
- And we were #6 out of 388 in terms of units sold.

Congratulations to Jennifer DiCostanzo of Green Team New York Realty and the dynamic team of Charlie Nagy and Ted Van Laar of Green Team New Jersey Realty for taking first prize as our third quarter sales leaders. It’s no secret that Q3 is the biggest quarter of the year in our industry. Therefore, it shouldn’t come as a surprise that we’re seeing these three names at the top once again. The truth is, behind the accolades there is a lot of hard work. All three of these individuals work tirelessly to yield the results they do. So, keep up the great work everyone!
Jennifer DiCostanzo, Warwick
For this hard working Associate Broker, success is not measured by sales numbers alone. Rather, Jen views true success by the clients she’s helped and the satisfaction she gets from doing her best at something she loves. She is constantly striving to enhance her knowledge and skills so that she can provide her clients with an edge in this competitive market.. Jen has earned her Seller Representative Specialist (“SRS”) and Accredited Buyer’s Representation (“ABR”) Designations. In 2016, 2017 and 2018, she received the annual Sales Leader Award as well as the Citizenship award. Further, in 2017 she became the first recipient of the Green Team MVP Award for over $10 Million in sales. Jen is a member of the NYS Association of Realtors, the Hudson Gateway Association of Realtors, the National Association of Realtors, and the Warwick Chamber of Commerce. In addition, as a Warwick resident married to a NYC firefighter, she understands the needs of commuters and has helped many buyers relocate to Orange County.

In addition to this Q3 Award, the team of Charles Nagy and Theodore Van Laar earned Green Team New Jersey Realty’s 1st Quarter Sales Leader Award for 2019. That follows their 4th Quarter and Yearly Sales Leader Awards for 2018. The Dynamic Duo, as Geoff Green affectionately calls them, are equity partners in the brokerage. And they are committed to leading by example. They are strong believers in the Green Team’s unique system of training and support which gives sales associates the tools to provide the best possible customer service and experience. Charlie and Ted come from diverse backgrounds in real estate. Yet together they form a productive, successful team. One bond that unites them is their love of resort properties and living. They have been recipients of the Circle of Excellence Award multiple times between 2014 and 2018. That Award requires minimum sales of $2.5 Million and 15 transactions to qualify. In addition, they were Second Quarter Sales Leaders at Green Team New Jersey Realty for both 2017 and 2018.. And in 2018 they became part of the Green Team’s President’s Club, which honors those associates with $5 to $10 Million in sales volume.
Charlie and Ted are proud of Green Team New Jersey Realty’s growth and achievements. After only two years in business, GTNJR owns their own office building and ended 2018 as the #1 firm in sales volume and transactions in all of Vernon, NJ. They also take pride in the team they are building.
